just made asking price offer. This seems to go against what everyone says one should do. But it had everything we had hoped for, but never thought we could afford. And its the first house we have seen for a year which we liked. We are ftb's. so all a bit scary

Ours was on at 725k, it was on the market for a good 15 months. We'd ruled it out because it was way over our budget. But it was re-marketing at 550k the developer needed the cash for a their new site. We offered 500k, on the basis we wanted to exchange and complete within 6 weeks. It was accepted 2 weeks later! Those 2 weeks were the longest of our lives as they tried to negotiate a higher offer, we stood our ground, also managed to get dishwasher, American style fridge, range cooker and washing machine thrown in!

Ours was on at £230 when we viewed it, but had been reduced about 3 times to get to that stage. We agreed £220 but then unfortunately our buyers dropped out, and they were dead keen to sell to us, so another buyer was found and they took the 'hit' of the £5k we had to reduce (we were maxing out and the estate agents knew this was way above other houses we'd been looking at), so bought for £215 in the end.
This was 11 yrs ago though, so perhaps not relevant to today's market.

House was 400k so we got a good deal!

argh.

we're trying to lower our offer but only by a couple of grand - our offer was 2.5k under asking, which was around 170.

Now we know it needs about 5 grand of work, having had various reports and the survey said we'd offered 5k over value.

South east, best street in a not so popular town. Bit worried about losing it tbh. We're cash buyers with no chain etc - do you think we need to stick with original offer?

I think we do but other participants think otherwise...it's difficult when the price might be 5k more anyway in 6 months.

I'll you still be offered the mortgage if the work needs doing values it under the 170k. Do houses go quickly in that area?

Things are going sort of quickish yes.

No mortgage, cash buyers.

Asking price 115k, offer accepted at 100k (couple of years ago)

Asking price 600k, offered at 575, then raised to 590k which was accepted. This was in London in 2012. Same size homes in our street are now asking for 675k! Family who are selling this year (also in London) are getting asking price offers and above within days.

On for 165k, paid 160k. Would have tried for less but there was other interest, I was pregnant and it was the only thing we had seen that we remotely liked...finally moved in when I was 32 weeks gone!

Bought our house for 295k in 2009 originally up at 379k. Just accepted a cash offer of 390k. Really thrilled as the market round here hasn't risen massively but the house was a very good investment. We are now cashing in and buying a much cheaper house.

Our 1st house was on the market for £143,000 and we bought it for £140,000. Our current house was on the market for £365,000 and we bought it for £337,500.

Good luck - I remember how nerve wracking it was first time around.

This house? We paid £129k less than asking price

First house? I can't remember, it won't have been much of a discount. House was only £60ishk

Full asking. I wanted it and knew it would go fast. Good houses are going for well over asking round here.

I'll be carried out of this place feet first so don't regret it for a minute

104k, asking price 120k (had been recently reduced from 125k). Had been on the market a while though

Asking price 125k
Bought it for 100k
Selling at 300k 2 years later... it was nigh on derelict.
Before I've gone in with stupidly low prices and some times it's paid off and at others not so. I always go in lower, that then leaves room to up UNLESS you really really want the house and can't afford to let it go.

Offers over £139k, bought for £150k, valued at £160k.

It was Scotland though with the stupid "offers over" system. Houses get put on at a price to attract viewers so they're under priced, even though a survey is available (Home Report) with the suggested value, and always seem to go for around 10% over, unless really awful or really amazing (in this area anyway based on sales we know about).

around here (w london) most houses are going for over asking price pretty much on the day that they go on the market ....560,000 for 2bed terrace with downstairs bathroom ...was on for 540,00...last year would have been at least £100k less.....

On at 325k reduced from 350 bought for 250k. Our original offer was higher but it needed loads of work and we renegotiated after the survey revelled how much! This was a year ago.

Asking price was 215k. We saw it on Saturday morning and offered 195k at lunchtime. You must be joking said the agent. On Monday he rang back... We actually paid 196k and got carpetsand subject to completion within 2 months.

First time buyers. We completed in September last year. Asking price was £199,950 and we got it for £190K. One exactly the same (with a nicer kitchen, admittedly) has just gone on the market for £230k. Not sure if the sellers are being hopelessly optimistic though....
