just made asking price offer.This seems to go against what everyone says one should do. But it had everything we had hoped for, but never thought we could afford. And its the first house we have seen for a year which we liked. We are ftb's. so all a bit scary

Our first house we gave the asking price as we just really, really wanted that house. That was 1997 and it was the grand sum of 42k (pounds), and we sold it for 248k 5 years later. This current house, we offered $100,000 less than the asking price and got it. I'm not telling you what the asking price was though! Good luck! House buying is always stressful.

1st house bought for £99,000 in 1999 (on for £99,950) sold for £195,000 (on for £199,000) in 2006 - we kept on top of decoration & prettified garden.
2nd house bought for £297,000 in 2006 (on for £309,000 - very cheeky price over the odds for the road) but originally offered £292,000. Revalued last year at £350,000 but prices are rising so fast and planning a loft conversion - could well be valued at £450,000 in current market. There's a serious lack of properties to buy as well as a lack of 3-4 beds with curb appeal.
Both occasions we made an effort to know circumstances of vendor and just ended being the buyer with all the ducks in line.

Was offered at 325k, we paid 310k. It had been on at 345k for ages,think he was desperate to sell!

Having said that 300 was top end for us - we were very lucky he was willing to reduce. That was 3years ago.

The sellers had already lost out once and were desperate to sell so they accepted the same offer from several people at the same time and the 'winners' were those who sold their house first and therefore could proceed. Took me 48 hours to sell my house!

We offered 160k on the 200k asking price for our new house (a 3 bed semi)in Oct. They eventually accepted 170k. We sold ours (2 bed mid terrace)at our asking price of 160k. We had agreed an over asking price, but that sale fell through. We complete next week!

My house was for 200k and I got it for 192k in mid 2009, bottom of the market. Now selling for 260k which is 15k over asking price. South London.

I find it almost impossible to buy a house in the current market. Houses are sold before going online. Anything below asking price is taken as a joke.

Ours was originally on for 530k, reduced to 500k after six months on the market, we offered 420k and settled in the end for 430k.

But we took a 50k hit on the one we were selling - this was during 2008 as the market was starting to slide.

I have bought and sold a fair few houses over the years. I have paid full asking price once, paid £245k for one on at £250k but paid £525k for a house that had been on at £630k for nearly two years. They had found somewhere else that was cheaper than they had thought and hence wanted a quick sale. It meant I had to wait 6 months as their sellers were emigrating but the discount meant it was worth it. That was in 2005. My current house was on at a range of £215-230 and I got it for £218k.

On at £500k but they accepted our offer of £450k because we didn't have anything to sell and could therefore move quickly. House is in London and needs a new roof which is another reason they accepted the low offer I think...

Asking price £220k. We paid £218k. It had been part exchanged and the developer had 'paid' £230k in the part exchange, and were not willing to negotiate much at all. Our solicitor was surprised we got £2k off.

First time buyers. We completed in September last year. Asking price was £199,950 and we got it for £190K. One exactly the same (with a nicer kitchen, admittedly) has just gone on the market for £230k. Not sure if the sellers are being hopelessly optimistic though....

around here (w london) most houses are going for over asking price pretty much on the day that they go on the market ....560,000 for 2bed terrace with downstairs bathroom ...was on for 540,00...last year would have been at least £100k less.....

Offers over £139k, bought for £150k, valued at £160k.

It was Scotland though with the stupid "offers over" system. Houses get put on at a price to attract viewers so they're under priced, even though a survey is available (Home Report) with the suggested value, and always seem to go for around 10% over, unless really awful or really amazing (in this area anyway based on sales we know about).

Selling at 300k 2 years later... it was nigh on derelict.
Before I've gone in with stupidly low prices and some times it's paid off and at others not so. I always go in lower, that then leaves room to up UNLESS you really really want the house and can't afford to let it go.
