Your my buyer - would you prefer sanded floor boards or carpet??

After your words of wisdom. Currently finishing the last room in our house before it goes on the market in the new year. It's the top floor bedroom of a 3 storey Edwardian Semi. The majority of the rooms in the house have cream wool Berber and there is a sisal runner on the stairs. The debate is whether to put carpet down or sand the floor boards. Sanding would be cheaper but would it put you off the house? The walls are all neutral but I'm worried that people would prefer carpet. Thanks for your replies Smile

Sand it, if you put brand new carpet down and I hate your choice of carpet I'd feel ever so wasteful pulling it out, whereas sanded boards look nice and neutral and if you don't like the look, it's easy to look past it because you can just put your own carpet on top.

Boards. As someone said, if they don't like the carpet you put down they can put down their own.

See now I'm even more confused! If I was staying I would definitely go for carpet as it's a draughty house but I'd hate to spend £££ on carpet for it to be ripped up. Gah I'm not sure!

I'd be put off if there were boards in a draughty house but not by a neutral carpet.

I'm not actually a carpet fan, but I hate being cold and I've lived in too many houses with draughty floorboards to ever want to do so again.

perhaps do boards but have a rough quote to carpet the room to give people an idea of any extra costs to re carpet?

Boards. Felt so wasteful pulling up and free cycling the freshly laid carpets when DH and I moved into our current house, but I am asthmatic and was reacting badly to something the carpets must have been treated with. Your buyer will always have the option of putting something down that suits their needs and taste.

Boards : Cheaper option and is also flexible for buyer, it's easy enough to put a rug or carpet in. They may already have a rug!

If I were buying a house one room not having a carpet wouldn't put me off.

The House Doctor would have said buy a rug you like to make the room look cosy, then you can take the rug with you when you move.

Boards and I'd want boards for most rooms in an Edwardian house. I'd hate somewhere that had brand new cream carpets just out down as I hate cream carpets as I like white walls, it would feel too wasteful. So a vote for boards for me. Your buyer will always put the carpet of their choice down should they want to anyway.

I'd get a very large rug - that you can take with you, but put down on sanded boards which are varnished.

That way it costs you less but you get to keep the lovely rug you buy.

Don't put bloomin' brand new carpet down just to put your house on the market!! Sand the boards and put a cheapo ikea rug down. Job's a good 'un.
