Your my buyer - would you prefer sanded floor boards or carpet??

After your words of wisdom. Currently finishing the last room in our house before it goes on the market in the new year. It's the top floor bedroom of a 3 storey Edwardian Semi. The majority of the rooms in the house have cream wool Berber and there is a sisal runner on the stairs. The debate is whether to put carpet down or sand the floor boards. Sanding would be cheaper but would it put you off the house? The walls are all neutral but I'm worried that people would prefer carpet. Thanks for your replies Smile

I would prefer carpet, but it is only one room so it wouldn't bother me if it just had boards.

Carpet - but as you see it's a pretty even split.
I'm very surprised you think it's going to be cheaper to sand down all the floor boards and finish them nicely, rather than putting a bedroom carpet down. Would have thought it was the other way round.

Whatever's cheapest to do in keeping with the rest of the house. I think kitchens & bathrooms sell houses more than spare bedrooms.

Boards. Not keen on carpets, especially other people's carpets. Neither would put me off a house if everything else is ok, though.

I don't think it matters but I would prefer a nice warm neutral carpet.

Practical question: how are you intending to sand it? Because if you're thinking of hiring a machine and doing it yourself, and the rest of your house is beautiful and sale-ready (which it sounds), I'd be very wary of spreading dust over absolutely everything! If you are going to get one of those companies that promises to contain the dust and not make a mess, maybe sanding is more of an option? But I would have thought carpet would come in cheaper than that.

Your house sounds absolutely gorgeous, and I don't think the sale will depend on what you choose for an upstairs room. It's easy to get really perfectionist about these things, and to forget that when you bought it, it didn't look nearly as nice as it does today! Smile

I think that by the time people get to the third floor they will have decided whether they want the house or not.

Go with which ever option is easier for you.

Thanks very much for the replies. So i guess the general feeling is do either! I think we will probably go with the sanding option. I think your right that this will be the last room that people will see and they will probably have made their minds up by the time they get to the top floor. None of the other rooms are stripped so if they don't like floorboards then its only one room to carpet i guess. We are going to do it ourselves then use Osmo Polyx Oil to finish i think as we used it in the kitchen and it was fab, i know its horrendously messy but the house is going to get a good pre-Christmas clean as we have lots of relatives visiting. Many thanks I'm off to paint it now…..!
