What can go wrong between signing contracts and completing?

We signed contracts on Monday28th and complete next Wednesday 6th . I have Gardeners going in to attack the jungle garden on Monday. 4th. My dad said that should be ok as long as nothing goes wring with the sale. But couldn't then tell me what like. So, what can go wrong between signing and competing. Pls.

The seller can pull out and decide not to sell - but if that happens after exchange you get to keep their deposit and also sue them, as I understand. Think it's really, really rare. It would be very costly for your sellers. Very unlikely anything would go wrong after exchange.

I think you would be sued for the damage you caused, if they have a jungle they would have a hard time with that one. Take pictures before you do the garden.

Ok so it sounds like not much can go wrong now then. Its a repossession so we are buying off the bank so I doubt they will pull out now. Excellent Cant wait.

LIZS we spoke to the estate agents and since we are having trees cut back which could potentially damage the house, that it would be fine. who would we seek permission off?

The owners. You have no more rights to enter the garden before completion than any member of the general public. I'd put it back a couple of days if I were you.

presumably no tpo's in force . Legally the vendor should give permission for access.

I wanted to ask the owner that's whyi spoke to the estate agent, however as its a "bank sale" its not poss to speak to the owner. the estate agents hold the key and let us borrow them as and when, they seem to think this will be fine..

Tree Protection Order . Check your local council website. It could be an offence to work on them if you haven't applied for permission.

The old saying is until you have the keys in your hands, it isn't yours.
It can go to the final day and the funds not be available.
Sorry, not what you want to hear, and it isn't usual for this to happen, but it is possible and does happen.

No it's fine I asked because I didn't know. There aren't tpo's. These are llelandi and eucalyptus trees and on speaking with the neighbours they r delighted to have them trimmed and have the garden fixed as it's a real eyesore.

you said you have signed the contracts - but have they actually been exchanged? NOT the same thing.

if you have exchanged, it is almost certain to be your house - but it isn't yours until completion. Normally you can't get access - but as it is a repo, you should be fine. If the agents are happy to let you in, go for it.

Thank you special. Yes we have exchanged. Im starting to get excited as it's my first house with out ex dh. So I can do things how I like. The sense of freedom that brings is indescribable. Woooohooo.

Because the gardener who gave us the best quote can only do it on Monday otherwise he is too busy. I have small children who will need the garden.

Thanks mini I will. There's nothing like a nice tidy garden. Now all I have to do is stop the cats shitting in my new Bark. Lol.
