Our forth offer has been rejected again

Found the house that we like, asking price £479,995. Rejected all four offers, highest being £470,000. So gutted! Since this is an end of terraced house, don't think it's worth more.

Blimey. Looks like they're holding out for full asking price. How long has it been on the market?

It was on in April, but they took it off in July. They are going to put it back in the market next month for £489,995. Last week, their agent called us to ask whether we are willing to make a higher offer, we did but they again rejected it!

How very strange - who puts the price up after a few months?? Perhaps you need to go back and say 470k is your final offer, and remind them that you are looking at other houses. Then say nothing for a few weeks. They might come crawling back!

Obviously went to the same school as the people who decided that the best way to get more people to play the lottery is to double the price not halve it Hmm.

Walk away - honestly they sound like a nightmare already! We had a couple of offers rejected on our current house - they then came back and said they would accept and we told them no we had changed our minds. Couple of weeks later estate rang to say house had been reduced by 10k less than we initially offered - we then went in with another 5 k less just to be cheeky and the offer was excepted. This was in 2008 though when buyers were as rare as hens teeth!

I suspect all the press about house prices going up is responsible.

But if you don't think the house is worth it, then just keep looking. Its frustrating though I know.

We offered 95% of the asking price on a house that had been on the market for a year. We were rejected - the vendor wanted "asking price or very close to" and whilst considering whether to up our offer or not another house came on the market. We booked a viewing (it was with the same EA) and meanwhile vendor of first house said they would accept our original offer +5K. We said no and offered on house 2 (which was cheaper too) and then vendor came back saying they would accept our original offer... sorry too late!! Vendors beware, I think the vendors of house 1 probably got some bad advice from the EA...

I've seen sellers put their prices up here lately on houses that haven't sold. A terraced house that was on of two in the next village on the market put their price up by £15k when the other house sold. The other house was much nicer and less expensive!

Yes the sellers do seem to be trying it on but the £9k difference in offer/asking price is a pretty small percentage of the total house price. If you really want it and don't think they'll be difficult about other things maybe just offer asking?

The house is worth what someone is prepared to pay for it and what they are prepared to sell for.
So either give up or keep incrementally increasing your offer.

They may have to reach that price or actually not be that fussed about moving. You can't control what they chose to do.

It's hard to say whether the house is worth what you offered or more but I suspect that they may get a higher offer in the new year as prices are going a bit mental. The Help to Buy scheme has only just launched but by new year I think its effect will start to take hold.

We'll wait two weeks then decide what to do. We've checked the house history, the sellers had £20,000 off the asking price when they bought it. Even the estate agent was surprised they didn't accept our offer.

The sellers did say they're looking for offers near the asking price, not the full asking price.

from their point of view, the offers they receive keep going up and up.

When the offers stop rising, they will have reached their max achievable price.

I will secure the purchase so, we step back.. honestly this market is killing me. Trying to buy from February 2018 and nothing :( Market is very high where we live.

I think they’ve put the price up hoping (foolishly) that someone will offer at the level of their current asking price.

Stick to your guns OP and continue your search. We made offers on 2 houses 7/8 weeks ago, but neither successful (1 wanted more money which we refused and the other went with another offer). Over the past 2 weeks both vendors have come back the accept our previous offers (first house has languished with no other offers and the second house had their chain collapse)!! Too late though, as we’ve found somewhere much better in the 7/8 weeks since we made those offers :)
