Our house has been on the market for two weeks.

We have had two viewings so far, no offers.
First viewer-didn't ask much about house, Second viewer- property developer-said house would need kitchen and bathroom ripping out and didn't want to insult me with his offer!
OH is finishing off painting the front of the house as we speak.
We live near a university and houses are usually bought to let out to students.
The EA told us to put this price on it to help it sell faster.
What are your opinions of our house/price?
What else can we do to encourage more viewers???

We want to move to Cornwall- OH starts his new job on the 2nd September- he'll be staying in our tiny caravan until the house sells and we can move down there.

the wall opposite the window has glazed double doors so sofa can't go there. Hmmmm we've joined the ends together and put a red reg down and the room looks much bigger already. The corner piece will go in the garage along with the clutter out our bedroom.

WHat is your back yard like? Can you get pics of that done?
I would suggest new pics of all rooms anyway as the ones you have aren't too great.

Hi, late to thread but there are a few things that in my opinion would make a lot of difference.

Some indoor plants, more colour via cushions etc, de clutter as everyone else has said, curtains shortening, paint above front door, perhaps even paint the front door a nice red or dark blue, sort sofas out.

Floor plan is needed, and the photos are dreadful, saw the raised platform in the bathroom and thought you had taken the bath out! from a quick look the actual bath could be a sink! You can't tell there is a shower really either.

Lights should be on too, as the house looks a little colourless and cold.

Have fun Smile just what you need to be doing on a bank holiday!

I don't know your area, but other have given good advice on price. I think your house looks like it has lots of nice features and the photo do not do it justice.
I wonder what about replacing the nets with wooden blinds - on a tight budget they are very cheap from IKea.

If you can afford it and want to I would try to replace the sofa - again with something which will look better in the room.
But obviously it has to be something you like and want to take with you.

I think on when the EA takes a photo of kitchen you should hide all that stuff on the surfaces. Otherwise it suggests there is not enough storage space in what is already a tiny kitchen. We should just see your MW, toaster and perhaps some small tubs of herbs on the window ledge.

May be miss out a picture of the boys bedroom as it doesn't add anything. And get a good pic of your room showing it to be massive,

I think you need to add some homely touches and take away the clutter.

Some cushions on the sofa, pictures on the wall in the dining room, a runner for the table (get some nice fabric from the Asian shops), books and/ornaments for the shelf, a throw for the bed.

As others have said, get the clutter off from the top of the wardrobes, the kitchen (how many fish slices do you need? Smile) and the bathroom.

Also, the wires in the kitchen over the counter. Remember to unplug and hide for the photos and for viewings. Would it be possible to sort it out permanently or is that not viable.

I think your house looks nice - I especially like the bathroom for some reason.

Thing is though, I would not buy a house directly opposite a B&Q - not when there are cheaper comparable properties within 1/4 mile.

I think you should sack your EA. Or, at least, take some better pictures yourself and demand the agent uploads them with captions (instead of 'Picture 2', etc.)

I'm looking forward to seeing the new look :)

i would clear the clutter from the top of the wardrobes in the bedroom, and clear the kitchen worktops for the photos, also put all the baby stuff in the bathroom away and get the photos retaken.
the dining room needs some colour - pictures and ornaments could sort that.
it looks nice from the outside - i like the pillars around the front door - but inside declutter for the photos. agree about the nets. take them down. the photos all look like hte agent got in too close.....they dont show the whole room so make the rooms look tiny.

You need to get rid of clutter as everyone says, but I would think the other issue would be price. I would say your house either would be student accommodation as it is, or to be sold for a full re-furb. Either way I would expect the price to be on the lower side for your area, is that the case?

Reading more comments i definitely think more pictures are needed.
So far I've: painted the yard gate in blue and painted a wall white, put up the table and chairs outside, moved the sofa-added red cushions, put a red rug down, put the coffee table back in the lounge, sage green tablecloth in the dining room, de-cluttered the bedroom and kitchen and neatened up the toyboxes in the cellar.
I'll ask the EA to come back and take pics of the rooms and the period details- we've got an original ceiling rose and architrave in the lounge but no pics are of this.

When you've lived in a house for 12 years you don't see it as others do- these comments are brilliant.

I think the first house is MUCH better than the second although I agree that it looks uninviting from the outside. It looks clean and cleanable and simple, the curtains are an issue but very superficial, yes I would modernize the wiring so that the cables from the appliances didn't trail. If I had to make a choice I would definitely go for the op's house.

First impressions are everything.
Kerb appeal, so even if it is for viewings and photos have a planted pot with bright colours by front door step.
Paint bit above front door, remove nets and maybe paint window sills?
Lounge - maybe a smaller sofa? COuple of cushions for a bit of colour - the sofa looks a bit plonked in the corner.
Dining room, get a runner for the table and a bowl of fruit and make sure the curtains are pulled properly back and are straight!! (For photos!)
Massive declutter in the kitchen, everything off sides and window sill, even toaster and washing up stuff and def nothing near cooker. Also clear top of cupboards. Could you get some colour themed "lifestyle" stuff like matching pots fora bit of interest?
Declutter in bathroom, no dustpan, bin or kids stuff or bottles out on show. A couple of well folded towels - in an arty farty pile for a bit of colour. It's trying to sell the lifestyle!
Can anything be cleared from bedrooms?
Will have a look at your new photos...

Your house is lovely but photo of the main bedroom is grim, redecorate paint and refloor, clear clutter and change to white bedding and take photo again I think the rest is fine you will sell if you are getting viewings and you can be chain free good luck

Much better. I barely noticed the lovely fireplace last time because of the angle and dominating sofa.
