I can't see if there is already a thread like this so here goes..

We finally upped our offer enough for it to be accepted on our dream house. It's been stressful so far and this is just the beginning. We have had so many let downs: vendor changing mind, vendor getting higher offer etc and we hope this sale goes through smoothly. We've been looking for years. Come and join me if you're buying and equally stressed....

hefner I think the pub would put me off a bit. A friend lives across the road from a pub - not in a rough area or anything. They still get loud music (on live music nights - does this pub have them?) and even fairly sober people leaving at 11pm can be noisy just walking/talking up the street if it's otherwise quiet...

Good morning, can I join please (though I have been on this thread before!). My story:
Put my house on the market in March, got a buyer quickly, who then pulled out as was in a rush to buy and I had not found a house to buy.
Actually, the 1st house I viewed but doubted if it was for me, I have massive regrets now that I did not buy it. In the hindsight I got my offer within 6 hours of going on the market, was a bit in the shock and I think was mentally unprepared to bid on the 1st viewed house hoping something else will come up.

Put a house on the market again, got an offer, found a house to buy, but the mortgage consultant was crap and said I could not get the mortgage I needed (my mistake of using a crap mortgage consultant). In the hindsight no regrets here, the house was very average and I barely can remember it.

Come August, I did not want to find a house on the market again but the agency said, now you get can a better price for your house (to bridge the difference of insufficient mortgage), just try it. Got 10k better offer (mad South London prices), the buyers are renting and said they will not pressurize me. Got a better mortgage consultant, so got a much higher mortgage offer now. All good but it has been since mid August I cannot find anywhere to buy. Ups and downs here. Missed one house that came up on Zoopla and was STC within a week, and I only had alert for Rightmove at the time (lesson learned).
This morning I got alert on a lovely new house on the market - called the agency - it is under offer since yesterday with a cash buyer, so viewings no accepted.And it has just came on the market this morning. It was exactly what I am looking for, but I cannot compete with cash buyers...

The saddest thing for me that none of the houses that I missed came back on the market - none failed through...

I have so far stopped my buyer with doing the survey as I have not find anywhere to buy. Does anyone know if I should allow them proceeding with the survey without having found a house to buy? Would that speed up the process? I am worried with the survey they a bit as my house is an old Victorian, had a historic movement and although it is very common, not everyone is comfortable with it, so I would love my buyers not to freak out once they find out (through the survey).

Agree Old woman about the renting, but if prices are going to start ramping up in south London you'll need to be careful. Perhaps it will work though as the market should go quiet over Christmas and then you can be in your rented accommodation waiting to pounce when the properties start coming on in the new year!

Can I join please?! Are being messed around around by our mortgage company we finally managed to buy a house 2 hours before it went to auction. It's empty and we hoped to move into it on 27th sep as that was when we had to be out of our house. On The 27th we found out when all our stuff was in the can that we couldn't complete that day as the owner still owes some ground rent. Then they said this Friday 4th, then that hasn't happened either. Our stuff is in storage and we are staying at my parents. I am doing 80 miles a day on the school run. We have bought on an auction contract so have given them 10% deposit on exchange. The contract means they have to complete by the 16th October latest but I don't know what happens if they aren't ready. A neighbour told me they didn't want to sell but the bank foreclosed on them. It's all getting a bit stressful....

Hi everyone. Nothing much happening here...we have had our survey done on weds. Just waiting to get the report. But still haven't heard from our buyers surveyor. We accepted their offer on 20sep so its been a while now. Have chased up EA at the end of last week all they said was the buyer was waiting to hear. Is there anything else I can do to chase ? Our sol won't be able to help will there?

  1. Surveyors are really busy at the moment, some are taking 3 weeks to a month! Apparently there aren't enough of them around...

With regards to the surveyors, we had a three week wait, it was either that app or we would of had to wait until November. Feel like we just sitting here waiting, can't do any more until they've been.

Thanks for those two posts. Makes me a little easier. It's just we got ours sorted very quickly. This bit is a bit naff isn't it? Haven't got anything to do to our house-as we got it up to date before we put it on the market. Last week we cleared the garage and loft...just waiting.

We're still looking - only been a week since we accepted. Our buyer's surveyor is coming on Tuesday so that side of things is ticking along, you lot are worrying me with the surveyors being really busy and having to wait for appointments!

We've decided not to up our offer on the expensive house (we offered 95% of asking price on a property that's been on the market a year and were rejected Angry). We saw another house on Saturday which we had seen on rightmove previously but had gone off the market a week before we sold. It went back on rightmove on Saturday with a different agent and a price deduction Grin. It needs more work than the other house but is cheaper and I get to stay by the seaside so we're viewing again tomorrow and will then offer. I'm quite exciting about the prospect of "doing up" a house (we've always had relatively new built houses) and making it ours over time but scared at the living with the building. Wish us luck with our bidding tomorrow and fingers crossed the vendors aren't on holiday or something I want to be in for the new year

Ours is going to be a doer upper
....you both sound like it is exciting ...we have never done something this big before. We have done kitchens and bathrooms as decorate but out new place needs lots doing to it and an extension early next year. Hopefully!!

123rd - I reckon we're looking at wiring (be very surprised if it doesn't need doing and may as well get it out of the way) knocking through bathroom and separate toilet so we can have 4 piece bathroom, carpets in the first few months. Then when we've saved I've got grand designs to extend kitchen, knock in to dining room and create utility - it look s fab in my imagination Wink It's not as much work as I'm probably making out, it's perfectly habitable and built in 60s but we've never so much as replaced a bathroom before!

What work does yours need?

Sounds very similar MIL. We are going to make the current family bathroom our en suite ASAP and then we will all have to use that until the grand designs start happening! Ours was rewired in the 90s so fingers crossed the electrics will be ok. It's 1950s built( and some of the decor could be originalWinkWink) but I really loved the feel of it so am excited even with the work. And the kitchen/dining/utility extended area is what we are thinking about. Just need to get in there and see what we need/can afford

Went for a second viewing on ours today, put an offer to the agent as we left so fingers crossed! Also told today that the house we offered on before and were rejected would accept an offer of 5K more... despite originally saying it was asking price or very close to only... if the offer we made yesterday is rejected we may have a tricky decision to make!

Good luck, MIL, sounds like things are starting to move for you, that decision sounds tough!

We viewed the second house yesterday and put an offer a few £k over asking in straight away. It is low priced as it's another repossession and I don't want to get into another bidding war - the EA told me that someone who was after the property we lost out on is eyeing this one up as well, which sounds like an investor/developer to me, and I'm not loosing out to the same guy twice!

I'm hoping our high offer will scare some people off...

Hello we have sold our house subject to things all being signed etc and will start looking for somewhere.

Dh is keen on help to buy which has started up here in Scotland but the new builds he's keen on whilst ideal in size, would still take up the majority of my salary in mortgage.

But there isn't anything suitable that's not a new build Hmm

So devastated. Just had a call to say my buyers are pulling out. They offered in August. I have had surveys and searches done on the house we desperately wanted. Have a skip, emptied the attic and trying to get rid of stuff. We were so excited for our new start and hoping to be moved by the end of the month. Now they say they are concerned about some potential planning near us, which I have only just heard about. So so upset and dreading telling my children.
