I can't see if there is already a thread like this so here goes..

We finally upped our offer enough for it to be accepted on our dream house. It's been stressful so far and this is just the beginning. We have had so many let downs: vendor changing mind, vendor getting higher offer etc and we hope this sale goes through smoothly. We've been looking for years. Come and join me if you're buying and equally stressed....

Lunatic, don't give up! Put your house straight back on and try again. It sounds like your last buyers came along quickly, so no reason why it can't happen again. Chin up and fingers crossed.

Word factory in my part of London they do like you to have your place on the market before showing you anything.

So our mortgages are being processed and surveyors are being booked.

Next on my list is trying to figure out when would be a good time to start looking for tenants. My DP states exchange but I want to market earlier as not sure of the time frames of finding tenants also when we move I need to know if the flat needs to be left furnished or unfurnished!

So many thinks to think about and try and work at the same time. ConfusedConfused

I can see everyone is going through stress for all different reasons why does it have to be so complicated?

Having slept on it, I can see that negotiating a price before we've even gi our house on the market might seem premature.

If we don't sell it, or get the right price for it, then the purchase of the new house would fall through.

purple I would be careful about marketing to tenants too early as it might feel like another chain (you have to move before they move etc). Whenever I have looked for rental places we don't look until we have given notice (1-2 months) and pretty much take a place that has just come on the market when we have 2 weeks to go (somehow the best places come up just as you think you might be homeless!)

But if you think you might find good tenants via word of mouth you could start spreading the word now I guess?

worrisome how did your buyers survay / valuation go?

Our valuation finally happening tomorrow but solicitors still don't have contract which cannot be a good sign. It will be awful if all this stress and pushing still results in vendors pulling out :(

Not heard yet citysnow, I'm assuming we won't hear anything until end of next week, but really have no idea!
Rubbish re the draft contract, have you spoken to the EA to see if they know what the hold up is?

wordfactory we were told the same thing - for us we offered on something the week before our open day. They told us we were preferred bid but wouldn't be considered unt we were under offer. (And then when we went back to let them know we were under offer they upped their acceptance price so we walked away).

purple agree that waiting is best - we're possibly going to have to go into rental and even though I'm browsing listings now, we won't be doing anything about it until closer to exchange. (Where are you in London? Possible tenant right here Grin )

Word factory I wouldn't even consider accepting an offer from someone who wasn't under offer themselves, it's not worth the potential problems that could arise.

It's definitely better for you to get an offer first before chasing a property , the stress would've unbelievable trying to sell so another house didn't fall through.
We lost out on being able to offer on a great house because we hadn't sold yet, I was gutted at the time but I'm glad now as a better one came along.

Ithink that's the thing 50; we're not looking to move per se. We have simply found a house we really do quite like.

However, if we don't get it at the right price, then we won't move.

That's why I wanted to start a discussion. If the vendor won't entertain dropping her price, then we won't proceed and thus we won't sell our house.

I'm, selfishly, just trying to avoid myself the hassle Grin.

I totally understand word factory, very frustrating indeed when you only want to sell if you can get a certain house. Unless you can come up with the money some other way allowing you to sell at your leisure ?

Once we passed all the lender checks the valuation got booked quickly (within a few days but it took close to 6 weeks to get to that point from first contacting lender. So quickly I wonder if they had a cancellation or where in exact area anyway?

Have heard now that vendors had gone on holidays without doing paperwork for solicitor... So hopefully they will do that and we can stop stressing (or more likely - move on to a new stress!)

Hi all! Wow, loads of newbies on here but just popping on to say, we've completed!!! Picked up keys on weds and bit of a bump to earth as it needs more doing to it than we remembered - mainly most of the windows need replacing and there's a bit more damp than we thought. But we're in!!
Won't move for couple weeks yet as need to do some decorating, carpets etc. then we're never moving again!

Good luck to everyone else - it does happen in the end :)

lunatic that's now the plan. It will be a bit awkward if we get a quick buyer and then disover the vendor of the house we want to buy won't go for the price we offer, but I can't see a way round that.

Yeah word factory you just need to give it a bash , you just can't plan anything exactly as you would like, (unless you have unlimited cash in the bank of course)

I've turned a corner we have emptied the whole loft which was the Albatross around our necks, but its empty now woo hoo , we threw everything out so only the bedrooms to pack now :-)

We are due to exchange in 10 days. We go on holiday in 11 days!! It's terrifying. If we don't exchange on time it could jeapordise the whole bloody chain. And ruin our holiday, which will be the last one for a while. There's nothing to stop
Us exchanging except our solicitors incompetence.

Please can I join you? I'm stressed to the max. We accepted an offer on our house mid-July and had our offer on another house accepted the next week. Since then it's been waiting waiting waiting. The latest news is that our title deeds are still with the Land Registry from when we remortgaged so nobody can do anything at all. And I'm never using Nationwide again - their incompetence is just staggering.

Well I am back.. Offer just gone in this morning with 1 other party already having made an offer and another one about to. Has anyone got any advice on tactics?

The house has been on the market for only 2 weeks and whilst it's not our dream house, it is in a fabulous location where houses rarely come on the market so worth the compromise for us.

Have gone in under the asking price as we are in a string position under offer with a no chain buyer and 2 no chain buyers in reserve and the house the sellers want has no chain..

I hate this process!
