Will be looking to move to SE London/Bexley/ North kent in the new year. We really want a house but have a maximum buget of £170,000.
Have been all round Plumstead and Woolwich and don't like it too much. Been out as far as Gravesend and Rochester and not so keen on there either.
Now looking at Bexley borough especially Dartford, Erith and Belvedere.
Neither of us really know the areas very well and are looking for any tips on nice streets, shopping, crime - just general life experience and advice.
We're not looking for nightlife, 2/3 bed house(Victorian in good nick would be nice but not essential) just somewhere for a quiet life and a train station that will get us in to London in 45mins max ish.
Schools are not a consideration.
Any input would be appreciated.

Well Moomin, there is a local lad called Bexley in the Bexley area (poor kid).

I think we'll probably restrict our house search to Plumstead (although the trains/distance to station are an issue) and also search for flats in Eltham, Penge, Catford, Sydenham, Norwood and surrounding areas.

Our feeling with Erith, Dartford and Belvedere - and Rochester/Gravesend/Chatham (despite it being identified as one of the fastest rising markets) is that re-sale may be difficult especially say, in 3 - 5 years.

Soooooo.... anyone predict how these areas are going to fare over the next 5 years? Wink

Our own limited research shows Sydenham rising fast (for good flats) but probably topping out now, Crystal Palace already high but affordable in rougher parts or for 'quirky' properties. Catford is a bit 50/50 but not falling too much. Like Norwood, Penge has some falling/hard to sell parts and Eltham seems 50/50 too with some rises and some fractional falls.

Plumstead is rising for the 'right' houses and not moving/not selling/falling on the 'wrong' houses.

Thanks for all the input - it's definitely helped us.

You know, I live on the Erith/Barnehurst/Northumberland Heath borders and you never see a property for sale here for more than a month before the SOLD board goes up. It's a very sale friendly area. I've lived here for over 18 years. Most people don't sell, but those that do aren't waiting for long.

This is a total thread hijack but just wanted to say that I've had my Mum staying with us and going down memory lane over Christmas. I showed her some of the places she used to live as a child and when she was first married on Google Streetview. Does anyone know Rydal Drive in Barnehurst? Or Percy Road?

Having grown up in Mottingham (council estate side ) , then moved to Chatham and now live in hoo. I feel I can comment on all of the above. I agree with a lot of what said , Mottingham is nice even the council side but you would be hard pushed to get much for 170, I would actually really recommend hoo, it's a lovely village , not to far from strood station so good transport links and you can get a nice 3 bed for about 160, there are also other nice villages close by like chattenden and higham etc with good links to the m2

AfterEight - I live near Rydal Drive - still a nice road!

It's nice round here - very sought after - not sure how people can comment negatively on an area that they don't live in.

Oh that's amazing Rusty! I remember going to the house in Rydal Drive once (it was my grandmother's house, my mum's childhood home) but they moved away from there when I was about 4 or 5. My mum reckons her parents bought the house for about £800.00!
