Starting a new thread, since our old one was almost full!

Anyone suffering the stresses of trying to sell a house is welcome to join us; anyone here to tell us our houses are crap and/or overpriced is not. Wink

Doglover - it will happen. It is so stressful when you don't get feedback straight away (or even at all sometimes).

How exciting alwayslate - is the property you've offered on far from where you are now?

I am pacing the house awaiting a definite answer on our offer (although I am pretty sure the answer is yes). I somehow need to make sure we exchange and move in 7 weeks - it's tight but... Am also waiting for the mortgage lady to call as we don't have time to wait.

My EA called this morning to say that the vendor's EA had contacted him (as they said they would, to confirm our position etc). He sounded a bit pissy with me. He said in his game that they have a saying that "buyers are liars". How bloody dare he! The only reason I have chosen a different sort of house is because I have compromised and have been flexible. Arsehole!

Nothing happening with ours, I am determined to remain optimistic though Smile

Thank you, CuddlyMum. I'm trying hard to remain upbeat and keep the house tidy! The seller of our prospective house is now on holiday for a week - he knows our sale fell through - so we have a week's 'grace' to hopefully get another buyer before he returns. Unfortunately, we have quite specific needs and none of the other properties that we've viewed meet them like our preferred bungalow. Is it a good idea to phone e.a. regularly (daily?!) or let them get on with selling?

I kept in touch with the Assistant Manager at my EA very regularly - she has since left (under a cloud) - hence the newish Manager being off hand with me (because I had built up a good relationship with her). A week doesn't sound a long time to be able to sell a house but obviously it depends on the market in your area. I would probably be chasing for some feedback now though.

Ooo! Can I join you? I'm about to go on the market..... De cluttering done, had a misty window fixed Friday in my freshly painted conservatory and have just spent entire day cleaning with a toddler hanging off me.

We are eating chocolate buttons to recover now. Is it possible to get the munchies from inhaling Flash?

Have one agent coming Wednesday and another next Monday. Giving an Internet agent serious thought too though.

Tell me more about steam mops. Tempted to impulse one on basis it would bring my tiles up lovely and I have a £5 off Lakeland voucher which clearly makes a massive dent in the £90 price tag.

Hi everyone, just checking in as I might be in this position again soon. Have been following CuddyMum's saga for ages-so exciting that it is nearing its end! We sold, then it fell through, then we had some more viewings but no more offers and took it off the market.

Now we are facing a possible job loss which may mean needing to sell again but downsizing/moving to worse location instead of improving! Prices have dropped here which will make remarketing even more interesting. I think we are waiting until the weather/garden improves before we leap back into it though.

Hi all, I wonder if I could ask some advice from you? We want to sell our very draughty house but have a tie in on our mortgage until Jan 31st 2014. The penalty will be too big for us to move before then. I thought we would wait until summer next year as the garden looks lovely In the summer plus we are overlooked by low rise flats which you can't see in the summer due to a row of mature trees. However I really don't want to stay any longer than we have to, so if we can't complete until Jan when would be the earliest you would go on the market? Also would a bare winter garden put you off? Would you have to pay the penalty if your ported the mortgage to the new property Flossie?

Yes unfortunately, we are hoping to decrease by around 100k so will have to pay a percentage of that back. We can port it but i am reluctant to pay the 3% it would cost. Plus there's still some decorating to finish so later in the year would be ideal. Just not sure if going on the market October/November time is wise? The market around here is pretty good at the minute providing houses are priced appropriately iykwim.

I don't know.... Would you run the risk of lots of prospective purchasers wanting to be 'in for Christmas' if you went on the market then?

We sold with a bare winter garden. Saying that, we were on throughout the seasons :)

If I hear (please) I will have bought with a bare garden too.

Did I mention I was awaiting a decision? Grin

No that's the problem I def can't move before the end of Jan, it's hard to know how long it will take to sell. We moved into this place on 19th December having had our offer accepted in August so i know it can take a long time but then again that's not always the case. Plus it may take a while to sell. I'm not even on the market yet and I'm stressing!

cuddymum it's nail biting stuff isn't it? This will be our 7th move over 10 years so I know how exciting, frustrating and bloody stressful it all is! Glad to hear you bought/sold with a winter garden. I might take some pictures of the garden in full bloom in the summer and could always show a potential buyer them.

After 6 viewings this weekend we got an offer first thing this morning. We also got a request for some second viewings from the others and another new guy came round today so DH and I are going to discuss tonight but probably wait to decide on the offer until after the other people have had their second viewing. EA have only booked proceedable buyers so far so it all looks good.
It's all happened very fast (and i'm still very cautious about it not working out but) so I've been busy booking some viewings for us. We are going to a wedding near where we are relocating to on Saturday so we've squeezed some in before we go to the wedding which means I'll be viewing houses in all my wedding finery GrinBlush - the owners are going to think we're weird aren't they?

That's fab Wonky! You could end up with a bidding war on your hands. It's great that all the viewers were proceedable too. We had so many unproceedable people who also happened to be timewasters but I never wanted to turn anyone down just in case!

Enjoy your wedding - the vendors will think you're very posh!
