A double garage is very overrated! Ours is full of junk!! I'd be happy with a single garage and larger garden. Good luck with your 2nd viewing.

Great news Cuddymum.

We went to have a second viewing with the house we like and are thinking we would like to offer on it. Smile It met with ds's approval and it confirmed that it was the right house for us even though it is smaller than ours. The vendors even made us a cup of tea and we sat down for a chat. The lady even got out her grandchildrens toys for ds to play with. The only thing is now we have met them we don't feel we can put in a cheeky offer. Grin

Oh that's exciting Sailorsgal! I'm guessing they'll not be expecting the asking price. Offer just below what you feel it's worth. That's the hard thing about meeting the actual vendor - it makes it more personal.

Yes it does make it more personal. We want to to offer as close to the asking price as we can without jeopardising our chances of been able to do the extension we want.

But I don't understand - you are placing an offer but your current house has not sold yet? Or did you already get an offer on it?

Is it the usual procedure to make an offer even when you have not sold your own house? We are waiting to sell before we even try to make offers, and I assumed that is how it usually goes, but perhaps I am wrong?

I think it's more an expression of interest but it is often done. I am viewing two properties on Saturday and the agent is almost encouraging me to make an offer. Perhaps they know something about today's viewing on my house that I don't :)

going to view today...much nicer sunny day so that should help make our minds up about the garden. survey being done on our house tomorrow so we need to get a wriggle on and buy somewhere fast. How's everyone else doing today?

Hope your viewing goes well today Augusta and you are able to make an offer. The survey is usually a good sign that things are still progressing nicely.

We had a viewing this morning. The couple have viewed a while back, made a low offer and then disappeared as there was a messy divorce going on with one half of the couple. They are now in a position where the divorce is sorted and they have to be out of rented by end May so need to move quickly.

The initial feedback was that they still really like the house and the space. They are looking at two other houses today but I'm hoping that our layout works better for them and their blended family.

We are viewing two houses on Saturday. One we've seen before and needs a lot of money spending on it, probably £100k! The other is immaculate but they've spent way too much on a complete renovation and in my opinion it's £100k overpriced for the size of the plot etc.

We have another viewing on our house tomorrow from someone proceedable. Unfortunately, I'm at work so will have to leave the house tidy before I go and the dog will be here!

Cuddymum, we viewed a house where the owners were out but the dog was present. The dog made a great effort to make us feel welcome, by twisting itself it all sorts of shapes and being generally adorable! Wink
And it worked!
So far, it is our favourite house and if we'd have any chance of selling ours we'd put a bid on that house. So you never know how alluring your pet will prove to be.

Arghhhhh why is it Estate Agents I want to phone me back (for viewing property to buy) never phone back and EAs trying to allow us to let them value our place to sell have been ringing off the hook?
We already know which agents we will put on with because only 2 agents sell anything in this area.
Because properties rarely come up for sale in this area and sell immediately we've started the much harder search in the area we need to relocate to whilst we sort out a few bits of decor / decluttering before we put this one on the market. But everytime I register with an agent that has branches in both places they are only too quick to try & get us to sell through them without bothering to get back to me about properties they are actually selling now.
The fact that their crapness at selling might put me off selling with them doesn't seem to occur to them.
It's daft because the area we are moving too has a very slow property Market with most properties being up for sale over a year whereas where we are selling and particularly our street sell almost immediately for asking price.
I'm not complaining but it is making me worry about finding somewhere - we are relocating for a job so we do have go asap but due to personal reasons we only really want to do it once so moving into rented is only a very last resort.
Sorry that's a bit of a ramble, can't believe it's getting to me alreadyBlush

Yes, we are just expressing an interest really as we haven't sold yet. The vendors haven't found anything either so hopefully we will have a buyer before they find something.

We haven't had any feedback from the second viewing on our house. Hopefully tomorrow, as don't want to go all weekend without knowing either way.

Morning. We made an offer yesterday and it was accepted! Survey being done on ours today so have dashed around tidying up.
Do I need to do anything else at this point? I have told our agents and told the vendor's agents which solicitor we have instructed and called our solicitors to get the forms we need. Have also called mortgage dept and waiting on a call back.
I honestly can't remember if there was more to do now?
We are so excited but need to keep calm as things can go wrong...

We got feedback from our last viewing. The lady really liked the house, and is interested in buying it, but she is still considering her options. She is a single lady and first time buyer, who currently lives in rented accommodation, and she is -understandably- a bit nervous and unsure about the whole thing. But it sounded that if she can tackle her nerves she'd want to make an offer.
Not getting too hopeful yet... at least trying to not get too hopeful.

We had an offer this morning. Really, we could do with another £10k and I know it doesn't sound a lot but everything helps! Well, they've said this is their best and final offer and want it to be condition that we complete by 25th May (the date I go on holiday!). The EA believes that if we say no they will go ahead and offer on an alternative property. I am hoping to get feedback from today's viewing with my other agent by tomorrow.

We'll have a look at the two overpriced properties tomorrow and then make a decision. There really is nothing to buy (or rent).

My husband is away until tomorrow afternoon and then we are viewing two houses. The viewer spoke to the EA this evening and said he wanted us to accept by 10.00 am tomorrow or he'll offer on another house (even though the EA says he wants ours)! I've said that I want to view the other houses and speak to my husband first but if he wants me out by a certain date then I would need some sort of incentive, eg. an increased offer. I've also said that if he wants to offer on another property then go ahead if he won't wait until tomorrow afternoon. I don't wont to cut my nose off to spite my face but...

I have a massive headache now and feel a takeaway for me and the kids coming on :)

Personally I would call his bluff cuddymum If he wants your house he could wait until your dh is home for you to decide.

Our second viewing didn't amount to anything and our offer was declined. We only offered £10,000 under the asking price which I thought was reasonable, so on the whole not a productive day. [sad

On the positive, I have seen something else worth viewing.

You can't win can you? I'm glad you've seen another option. If I was offered £10k below I'd be packing right now (after I'd bitten their hand off). I think we have no option to call their bluff. It'll be gutting if he ends up as my neighbour!

Checking in and checking up on everyone. Good news and bad, I see!

I've stayed away as I felt it was tempting fate but another week on and my buyers appear to have instructed solicitors and applied for mortgage. They've also brought his older brother and sister round to view. I think they may be stumping up for the deposit.
We are having a second viewing on a house we saw last Saturday (we can only do weekends as our destination area is 70 miles away). There are 2 similar places for sale in the locality at the same price and I've done a spreadsheet of the pros and cons and tried to be very hardhearted and practical. But we had a really good feeling while we were in this particular house and I can just see us there, even though it isn't the poshest. If I can get the price down by 5% we will have enough funds to extend and add another bathroom if we really feel it's necessary.
I am taking the children to this viewing so they will probably have us moved in by teatime!

Hey guys, can I join, my house went on Rightmove this morning - thread here - so we are biting our nails as we wait to see if we get any viewers.

We are relocating to Gosport and have planned to go for a few days during the Easter hols to view houses there. Need to move before my new job starts in September.
