need some advice please, been gazundered two days before exchange by ftbuyers. They dropped their offer by 17k this morning stating the reason that it's going to cost them more than they thought to convert the office, outhouse and to do some remedial work like damp course, electrics and repointing.

The house is an absolute bargain already as we dropped the price by 40k to get a quick sale so we can get the house we want in time for my two children to start schools in september. We previously had tenants in there and they have now left, we have given notice on our tenancy for where we are living and are due to move in two weeks (completion date).

I immediately told the ea to stick it straight on the market and there has already been 3 viewings tonight, meanwhile, ea are trying to salvage the buyers offer by pointing out that there is electrical and damp certificates and a new damp course that was installed three months ago.

I am so, so devastated, don't know where we are going to live and god knows what to do about the kids school!!

Just delurking to say all the best: we're just waiting for a date for exchange on our move and I have so much sympathy for you.

I am with tedglenn. Other offers confirmed so they should exchange asap on agreed price. Mortgage valuation already takes account of damp etc. Have they lost their mortgafe? EA needs to investigate

so situation today. Another stressful one. The buyers said that they are 'furious' that we are stipulating that they exchange within 48 hours and that we are not taking it off the market. Said their solicitor is not ready to exchange and that they can't do it before wednesday. We have said that wednesday is their last chance but then got call from ea to say that they will exchange on friday as they need to draw down the funds for their deposit. I don't believe them and have said its weds or nothing.....

Oh plim, it sounds like they are really stringing you along. I hope you can move things forward with your other buyer.

i honestly can't believe you are giving them to wednesday.

after everything, do you really believe it will happen then?

i don't. and you risk losing your other potential buyers if they find somewhere else over the next couple of days.

i would have just told them to stuff it. this is all their own doing.
you have a proceedable buyer waiting right? why not ask if they can complete within the next 2 weeks and go witht hem???

It sounds like they are unsure about teh house in general nothing to do with damp surveys etc and they are sleeping on it for 4 nights!

oh and good thing is that ea are on our side as buyers tried to claim that one of their sales guys had included the cooker originally in the sale but that isn't true so the ea's are also annoyed with them!

I don't think they ever had the money to pay for your house tbh. I think that's what this has all been about. They offered what they thought would secure teh house and they could then negotiate it down. That's why they're pissed off. Because they are losing a house they want and they haven't got the money to pay for it. They know they're in the worng - which is why they're trying to gain some moral ground by bitching about the house still being on the market....

Oh Plim, clicked back through in the hope you'd have everything sorted and you're still going through the mill.

My guess: one half of the couple has cold feet (I suspect the husband), and the one who's keen is trying to cajole the other round.

Or they have seen something else they like better but are keeping their powder dry just in case.

Northern makes a good point - do they actually have a firm mortgage offer? Has the deposit percentage increased since they applied? Did the mortgage offer downvalue your property? Something like this would certainly explain the gigantic pricecut request...

if it were me i would tell them it's off. i would accept the other guy's offer and tell him that it HAS to complete on te 30th

but I would also look for somewhere to rent for a month just in case!

i just don't think that I could go with the original buyers after what they've done. it would make me so angry that i wouldn't sell to them on principle. you're losing £3.5k selling to them anyway, so you could easily rent a small place in case it doesn't complete in time?
would that be acceptable for admissions people if you explained what had happened?

Yes, they have a mortgage offer. Valuation didn't down value either. I think they might be chancers too - we have lined up the other bloke for Wednesday but we may lose our purchase......

How closely did your agent scrutinise their offer paperwork. I would bet it's not all as it seemed.

Plim, you poor thing. Delurking here as cannot believe the sheer bloody nerve of arsewipe buyers. It can't be good for pregnant wife either but dor them ton claim they are furious...send them an MN Biscuit.

Is there any news on the house you are hoping to buy? Is it worth getting some guidance from the school about whether it can extend your deadline at all? That might alleviate some of the more immediate time pressure at the very least.

They sound either very flakey or ridiculously naive - in that they really do think think this is normal way to behave as a house purchaser.

Last year (almost exactly actually) our buyer decided to play silly buggers.
After me moving heaven and earth with 2 young dc (he is single no kids) to get a house purchase sorted by end of July which was stipulated by him on more than one occasion he decided - whilst we were on holiday - to go on holiday himself for 2 weeks.
We lost out in our purchase and had to go into rented accom( we were there for 5 months in the end). It works out well for us in the end...we were in a beautiful cottage in a gorgeous village that we would never be able to afford normally. The kids loved it :) we are also in a no per, bigger house in a better area than the original purchase.
But he was a no chain cash buyer and we were desperate to move (and had been for 4 years)
Only you know what you are willing to put up with, but I really do wonder if these buyers ever intended to honour their offer.
I think they saw that you had schools etc sorted, and as they are ftb they thought you would buckle under and give in.
In your position I would tell them to fuck off. And then when they got there, fuck off some more.

I've just sat here and read the whole thread gobsmacked. It took me over an hour to read it all.

They're really taking the piss now. Fantastic that you're standing up to them. I hope they learn their lesson.

The fact that they're not ready to exchange on Weds despite originally asking for a 17k drop 2 days before the original exchange date, speaks volumes to me Angry

If I ever sell this place unlikely as a divorced lone parent I know I'll be asking mn advice after this thread.

Go with the other guy. He fits your timescale and hasn't messed you around. Your original buyers haven't complied with the very generous timescale you gave - 48 hrs so they want 72 and you gave it. They are not serious and won't be ready on Weds. I don't understand why you let your Monday deadline slip to Weds. The single bloke is proceedable so I don't understand your reluctance to go with someone who has actually given you an exchange date (whereas your buyers haven't).

I'm really sorry but I think you should send a message to the arsewipe couple tomorrow telling them it's over and that you will no longer sell to them. They are messing you around 100%. it is quite possible that they are still viewing other properties or are in a bidding negotiation on another house. For the sake of moving things forward you need to sack them off now.

Agree that renting in the area of the school might be the best bet. Consider a tiny property, the cheapest you can find as it will only be short term.

We brought a new build house and needed to rent short term to cover the time between selling and the build being completed, there are so many rentals around these days that the owners are often more than happy to accommodate a short term rental. Not what you really want at ths stage but like others have said its worth bearing in mind Smile

Our rental was tiny but gorgeous :)
The kids didn't want to leave it...it was like a fairy tale cottage in a cul de sac backing into open fields with a lovely park just across the road.
If it had had another bedroom and proper garden I would have signed a 2 year lease!! :)
cheap as chips too..£550 a month!!

Another one querying money side of things - why is their money not in place yet? Their solicitor would have wanted it in their account at least the day before original exchange date. Why isn't everything ready to go if the intention was to exchange on Friday? And now - a CHAPS transfer is same day and costs £30. Why Friday? Relying on BACS at this late stage? They just weren't intending to exchange were they.
How far away is the school? Commutable short term? If they've offered a place, they've offered a place. Can they make it conditional?
