Can you girls take a look at the house for me and give me some feedback. The EA is saying they all give good feedback so why isn't it selling?

if so, then it looks very neat and tidy
only thing that might bother me is what looks like water damage to the outside wall. That would make me think there was a bathroom leaking or some such thing. There are also no pics of the garden or conservatory, which would be a red flag for me. I think your lazy arsed EA needs to come back and take some more photos!

Tie back the (dark) curtains though if he does take more.

That's my house, there is water damage due a leak last year that was fixed. Is there something that can be done to fix the damage? I will get the EA to come and take some more photos.

Well if it's get lots of viewers we don't know what they are seeing because there aren't many photos on there.

However the room shown (not the kitchen) look dated, so you would be thinking about it all need redecorating - also a 4 bed but no ability to have an ensuite anywhere - are the rooms small as no dimensions on the floorplan which again makes it tricky to understand what is putting people off.

Again the water damaged makes it look uncared for/needing a lot of work doing.

The 3 smaller rooms look like singles?

photos look a bit dark, kitchen is well lush, what is the back garden like? not nearly enough photos and I wonder as well about the water damage, it is the first thing that jumps out on the first pic. are there other houses nearbyfor sale? what do they look like?

you need more photos.
agree wrt water damage.
living room+bedroom look very dark.

other than that fab house. if you get plenty of viewings, does the house smell? pets? open windows before viewing.

I'm not actually able to do anything to the house as it's my soon to be ex husband's house, but he is also not allowed to come to the property. We both want a quick sale due to divorce but he will not allow any decoration. I hope that makes sense, so have to sell as it is.

My only thought is that in the main bedroom and the sitting room, your furniture is just too big making the room proportions look odd, could you lay your hands on a lower bed without the foot board? You also might want to try moving the double bed into the next room and making the master bedroom into a playroom or study with a single bed in it. Dyswim

Could you fit two singles in the main bedroom and you move into the next biggest, the next biggest is squarer and might suit a double bed better?

try using some brick cleaner (about £12) and/or some brick dye to tidy up that white staining on the front.

ANd some more photos - garden, conservatory, second bedroom, bathroom

The boys have bunks, as do the girls, though there is a single cabin bed in the smallest room. The two girls are seperated due to their hormones, it's hard enough keeping them from killing each other on a day to day basis! I'm really sorry you guys are trying to help me but I seem to be raining on everything you are suggesting, I'm so sorry

Thank you hat! I will try that. When the EA came to do the photos I still had all of my ex's possessions stored in the conservatory hence no photos

when you say lots of viewings, you mean people are coming to the house (after looking at the particulars)?

In which case it won't be the website and photos that are putting them off. It'll be the house itself.

I will guess that they look at your house, and several other similar ones locally at similar prices, and think they can get one they prefer for the money.

Can you look at other houses in the area and see how you think they compare?

p.s. the water mark is I presume limescale or efflorescence, are you in a hard water area? The bricks are quite dark so it stands out. This will eventually weather away, but it is quite a bad mark which suggests it was leaking for some time. Is it from a boiler pressure relief valve?

You can try a stiff brush and see if that helps; there are acid brick cleaners available but they are quite strong and will also attack the mortar so I'm not keen on a DIY attempt.

Some bricks are pink clay with a cosmetic treatment on the face to make them look pretty, and some are the same all the way through, the solid brown ones will stand up to severe cleaning better than faced bricks, especially if they are quite hard. If you look where a brick has been drilled or chopped for a pipe, you should be able to see if it is pink inside.

The house looks clean, tidy and well-presented to me. Could the garden br smaller than buyers were expecting? Or is there something nearby that detracts from the neighbourhood? It looks quite modern so there are probably quite a few similar ones to compare it with.

It was leaking for awhile and my ex refused to listen to me or friends who had told him what the problem was. We got it fixed when we had an unrelating issue and I got the man to look at it and it turned out I had been right. Took the bloke 5 minutes to fix it but the damage to the wall had been done. I wasn't happy to say the least.

I know Great Sankey really well - my parents live in Lymm and I used to go to gymnastics in Sankey as a little girl Grin.

Agree with Piglet John that it's your house putting them off, I'm afraid. If you have plenty of viewers it's not the Rightmove listing that's at fault.

Ask the estate agent about very specific feedback, and be prepared for bad news. Could you bear to be told that your house stinks, for example?

Your house does seem dark in the photos - is it that dark in real life? If so, you may need to repaint the walls, use some more lamps, and cover the dark furniture with throws to bounce a little light around.

What looks like a stain on the photos may look worse in real life - if you're appealing to first-time buyers, they'll be scared stiff of maintenance issues and the associated costs. You need to put this right ASAP.

I suspect the worst problem is that the NW is dead as a market. Very little is selling. I was home visiting my parents recently and I saw literally hundreds of 'For Sale' signs but not one 'For Sale' board. There will be lots of people idly looking at houses, who are in no real position to move.

Can you post more pics on here? If you are getting viewings but no offers after them then the problem is probably something that we cannot see on rightmove. I also think you need to lose the curtains in the living room, they are too long and too dark. If you want to keep them then get some tiebacks with a fixing quite high up to lift them off the floor.
