curious thing on rightmove - spot the glaring error?

here is a property on rightmove..

pp for cottage with 1.5 acres paddock

here is another one sharing the same planning permission application

pp for big Sussex-esque monstrosity

the planning permission is conditional on the demolition of the two houses in plot 1 (cottage with 1.5 acre paddock) - anyone else see the problem with this?

aside from the fact that both items are vastly overpriced - as 600k buys you a very nice house in this area without the hassle of building one, and a million would buy you

this or similar, with varying amounts of grounds...

ell, to be fair, i was looking at this half the afternoon without noticing this was two lots ..

but,

if you buy plot 1, you re ok you can choose to proceed with the pp and demolish the two houses and build the 300sqm residence as per planning. Or you can choose not to.

if you buy plot 2.....

Are the existing buildings both on plot 1 then? So the owners of plot 2 are reliant on the owners of plot 1 to do the demolition and plot 2 will have to wait if plot 1 decides not to demolish or if plot 1 is delayed for some reason.

Is it to do with a scenario whereby if person A buys the cheaper plot and doesn't knock down the cottages, then planning permission for the larger plot is negated, so Person B could have spent £1m on a field?

yes - say for the sake of argument that I buy plot 1 and you buy plot 2, thinking you will build the big house. Then I run out of money and never quite get round to demolishing the cottages.....

you're absolutely screwed until someone demolishes the houses on plot one.

i can't see how a legal obligation in the terms of sale could ever be made to stick if someone buying plot one didn't want to demolish those houses.

it is non-negotiable and stated clearly in the application that it is strictly conditional on that demolition (national park, very tight planning). so you could proceed with building your hideous house on plot 2 with 13 acres...and then be forced to demolish (in extreme) if the two semi-detached cottages weren't kindly demolished by the owner of plot 1.

caveat emptor....

I would assume it's one seller expecting to sell only one of the two options, so whichever one sells first, they take the other one off the market.

it was bought without PP a a single lot, a company that gained the PP turned it around and shoved it back on the market s two lots.

looking at the listing, it seems they don't plan to...

so either they have put weird stipulations in the sale contract, or they haven't thought this one through..or they are hoping the buyer won't think it through..

frankly, although this is a lovely lovely part of the world to live in, the prices indicate: they are hoping the buyer won't think it through.

Assuming I've found the right link for the £1m plot because it doesn't appear to be in your OP

There is one that actually has the two cottages on and one which has the farm house.
