how would you arrange this? 2 adults 2 children,3ish bedrooms...

we love this house it ticks all our other boxes and falls in catchment of an amazing school,is lovelier than any other in our price bracket by a long shot

But,it has 2 upstairs bedrooms,one double,one single,and another double in the cellar...

we have 2 DC one boy one girl, DS is only 15months and is in with us ATM,DD is 3 and sleeps in her own room...we would extend the property in the future,but not right away.

so,how would you arrange this?

all ive got so far is adults in the double,DC share the single,playroom in the cellar...

any other viable suggestions?

For now.... (ie the next 6 years or so)

2 adults in double
Children share the single
Playroom in the cellar

Later (after they need separate rooms, but before you extend):

Adults in the cellar
Children with room each upstairs

Is there any natural light in the cellar?

I would keep looking - that bedroom layout as it stands seems like a huge compromise to me.

2 children sharing a single could be quite a squeeze unless you're looking at bunk beds (which might not be do-able with a 3 year old).

Is it a definite single? No way you could get a double bed in there and put your wardrobes in the double / in the cellar?

yes,thats about the conclusion i had come to...

there is no natural light in the cellar BUT we viewed another house in the same terrace that DID have natural light, it was a light box with a recessed wall sort-of-thing,inthe house we are looking at buying the cellar has been plastered etc so may have plastered/walled up the light box area thingy...

How small is the single?

Could you have it as a cosy 'just a bed' bedroom as a double and have adult clothes etc in wardrobes on the landing? Think bed filling majority room, shelf behind the bed instead of side tables, tv on wall opposite - if you like one.

Then the kids in the double room for now.

if you squeezed a double bed into the single there would be no room either side and it would block a radiator...

we are looking at bunkbeds,DD would be fine up top,and DS wouldnt move in for another 6 months at least.

single room: 11' 6'' x 7' 6'' (3.51m x 2.29m)

double room: 12' 9'' x 12' 6'' (3.89m x 3.81m)

how big is your bed?

a standard double is only 4ft 6 so you'd easily get that and a wardrobe in the single room.

i'd still use the single as the kids room though personally, to start with at least. with bunk beds they'd have plenty of room for furniture and storage

Right, a standard double is 4'6" by 6'3" according to the joy of google. You might block the radiator but one of you can turn it off and buy 2 hot water bottles; get a bed with storage underneath it and wardrobes downstairs?

That single isn't a bad size as a double for just a bed if you can comfortably put clothes elsewhere. A 5ft bed would still have just enough space either side to swing your legs out/ hang the duvet over the side (take it in turns to get up for the kids!) and you could get the door open at the end of the bed. If the bed head is over the radiator and you want a shelf behind the bedstead you could slat it to let the heat through and fit a radiator valve so the room/ your heads don't get too hot.

I wouldn't do bunkbeds until the oldest is 5 or so if you can help it. If DD is in with you ATM then unless you're cosleeping would you be able to fit the cot and your bed in your room?

I wonder about the separate-able bunk beds, use each as a single for now and then stack them when the eldest is a bit older and they are wanting more space.

That makes things easier then! :) Sorry for mixing them up - if you had bunks then DD could go in the bottom bunk for now until DS is old enough for it.

thats true...hmm im still not settled on what would work best,im not sure where our chest of drawers would go if we used the single,but if the DC could have a bedroom that they could play in too,we could have the cellar as an office...and then swap around when they are older.

when you say you'd extend in the future but not straight away... how long in the future?

i would think that you could easily have them sharing that small room for 2-3 years. there would be space for toys etc
and then you can extend and it isn't an issue any more.

Do you have a cotbed for one or both of them? That would free up some space, and then when the oldest outgrows the cotbed, then get bunk beds.

no,we have a toddler bed for 3 yr old DD and a dormant cot Grin

no the landing isnt big enough for anything like that...
maybe the single would be big enough for all their shite toys etc...

it's so difficult to see your stuff in someone elses house...
