Hello,

I am new, and would like some feedback on my house I have just listed.

Do I need to re-take any of the pictures, what do you think, does it look messy/cluttered?

I think it looks really nice. Only comment would be about the kitchen. Looks really scruffy (door under sink looks like its falling off) and very cluttered which would lead me to think there is not enough storage.

(Hope you wanted honesty!)

Looks great but maybe declutter your open shelving unit in the kitchen or can you put up a screen, maybe a fabric one (supposedly very now). Or alternatively remove stuff from work surfaces and shelving unit (people like the illusion of more space - sorry that isn't supposed to sound bitchy/I can't talk), take a new picture then put it back.

Also if I were being very picky I'd give the kitchen a lick of paint, you can't go wrong with a bit of magnolia. Would also help to make it look bigger, although it already looks like a good sized room.

yy, this is what I have been telling my DH, and he sort of agrees. I think the same. And, not I do not regard comments like that as nasty or bitchy. I need to know, I want to SELL!

We have already painted the kitchen white everywhere but that wall as we cannot move the stainless steel shelving to get into it. We could do a bogde job for pics, but when it came to viewing it in RL it would look awful. Hmm...something to consider though.

Yes box up the open kitchen cupboard stuff and replace with some posh showy plates, dining set etc. Otherwise it looks great I think.

The garden/ breakfast room image (the one with the patio doors) doesn't show a function for the room other than as storage. Could you dress this as a second sitting room for a photo or a playroom/ family room?

In the short blurb nothing is mentioned about heating. Could a few words be added to say gas/oil central heating as I notice you have the corner of a radiator in one shot. Likewise is it double glazing?

Your living room looks lovely. But yes my eye was drawn instantly to the er, sheer amoutn of stuff in that kitchen unit. FWIW I don't think the photographer has helped by taking it from that angle. Also the garden is very nice but I think perhaps moving the table off the grass might actually make it look bigger?

Yes- I was unsure what the area by the (lovely) French doors was for- could you put a bookcase and chair there instead of the boxes?

I agree about the kitchen, I would also trim back the ivy on the garage and re-paint the brickwork. I would be curious about the layout of the freehold of the house - one of the upstairs windows seems to be "shared" as you have painted across to its halfway point but, from the floorplans, it seems to belong next door. Do they have a flying freehold over your property? If so, that might put me off.

That's clean and neat compared to the clutter that was in our house when we first looked round it. You are going to get comments that it needs a new kitchen and I would probably put a coat of neutral paint on the chimney breast. Strong colours aren't to everyone's taste but pretty much everyone will be okay with neutral colours. The rest looks fine and I particularly love the black quarry tiles. You could use a smaller rug in front of the fireplace to show them off better.

And also, it looks like all the photos were taken by someone crouching down, take a photo when standing on a chair and will look like there's a lot more space. Also, go with, rather than against, the light when photoing inside, i.e. stand with your back to the open window. Will help rooms look lighter. Otherwise, rooms look lovely but agree with kitchen comments. Also, light coloured rug on kitchen floor will help as the tiling looks very "busy" in the photo, IYSWIM.

It is a very nice house! I'd take the mat in front of the patio doors away though - I know it's practical but it will look more posh if there's an unbroken area of floor.

Btw, if I lived in Somerset and were looking for a house I would be there in a shot. Though that may be because prices round here are a bit different.

It is priced to sell, about average I would say, although the house is in a pretty market town, it is not a "desirable village location" which is where the real money gets splashed about in Somerset.

I am going to sort the kitchen out this weekend- de clutter and make some nice curtains to go over the stainless steel thing. Think blue dotty? or maybe blue ticking

I will get DH to sort out the cupboard in the kitchen too.

Masonry paint has been bought for the back walls, so will do that this weekend too.

Will remove the mat in the sun room, and will get rid of the kiddies table and chair- replace with something else maybe. Hmm...

It is a flying free-hold, but in real terms this makes no difference to how the house is insured bought or sold.

Thanks for all your comments, it is really valuable and as much as I like to think I have good taste, I need to know what needs to change to lure in that buyer!

It is especially nice to hear that most of you like it!

Also, the agent we are dealing with....well lets just say he is not been the most proactive person in the world. I am reserving too much judgement until we get the 1st viewing though.

Good comments here. Agree about a less open-shelves focussed pic of the kitchen. Also...
the pink chair in the sitting room looks like it has a green loo cistern above it Confused. Tell me it ain't so!

It's a lovely house - nicely decorated but I'm dead surprised at it being described as a 3 bed when the smallest bedroom is only 8ft by 5ft. Can you get a bed in it Confused

Lovely house. Agree with the comments already made. I would also paint the front door Smile
