hi all, unfortunately, I will moving out of my property ASAP due to eviction.

I am wondering if I can get any advice on how and what to tell the kids who love our home especially their bedrooms.

Also, what do I tell my neighbour. I'm so so embarrassed & deeply ashamed about all these. How does one go about telling their neighbour oh by the way I am moving because I am due to be evicted 🙄🤦🏽‍♀️

Pls someone help me navigate this pls

I'm not sure that's true. We are being evicted next month and no one has said we have wait to be removed.
It's rented though so perhaps it's different. Have you got in touch with CAB? We talked to them and they were helpful.
Do tell the kids and the school. Don't tell your son to keep it secret. I know why you told him to. I get it completely being in a similar situation.
We had warning this would happen but at the beginning I was really embarrassed and felt humiliated but actually I don't need to be and neither do you. Your son needs to be able to feel he can talk to people about how he feels so don't ask him to lie.
This will pass. I would put pressure on the council and at the very least get yourself on the housing register.
With regard to the new place you're looking at. Six months rent is very generous but all letting agents do a credit check and ask to see bank statements (at least they do here) but you might find they aren't too fussy if you're offering rent in advance.

Things that are confusing.....

No friends and family support, yet able to provide 2/3 guarantors.

Completely broke, yet able to provide 6 month's up front rent.

Partner moved in, yet no mention of him at all.

Says on previous post earnings vary from month to month, yet this post says on SSP and sick leave (4 days difference between posts)

In order to offer the best advice, posts need to be clearer. I get its a very stressful time though, so this may explain the differences.

How are things today OP?

months deposit is from family abroad to help me get a place

I didn't give up the house easily, I fought till the end only leaving on the morning of the Eviction order. I don't need to wait until I am order our like a criminal - I didn't think it was necessary.

Yes partner just moved in after a long separation & it was a blessing because I wouldn't have managed the whole move on my own at all.

Why did you lose the house? It was confusing because you didn't mention the partner in this post, yet started it just after he'd moved in. Then you moved out to the Air BnB.

It's weird the council won't help seeing as you knew about it for a year, can you appeal it?

So I am filling agency saying 6 months rent in advance & to start paying rent after 3 or 4months. Any opinion on if this is good enough for agency/landlord?

Myself & partner both have bad/poor credit

I am also planing to get companies that do guarantors for a fee & a friend said he can be a guarantor but he's not working due to illness & his wife working part-time so 🤷🏽‍♀️. The agents wants guarantors to be earning 36x more than the monthly rent 🤦🏽‍♀️

I am going to ask another person if they Dont mind being a guarantor for me but I Dont know her income or if she will agree .

I don't understand how you've known for some time that possession would be taken and not made efforts to find a permanent rental?


And I'm confused as to what you mean by "the morning of the eviction order". Do you mean the date the order was made or the date set for possession?


Why weren't you classed as vulnerable by your lender if you have disability and young children living with you?

You’ve just lost a house you owned (mortgage arrears!?)

And you’re asking someone to be a guarantor?

The only people I’d do that for are my children

I think you need to rethink. Who is going to be guarantor for someone who is in such a bad financial position? They would have to be crazy. You need to be more realistic about your circumstances as hard as that may be.

Very few people would agree to be a guarantor for someone other than their DC. Look into guarantor companies, but don't get your hopes up too much about friends agreeing.

Speak to Shelter, and speak to your council's homelessness team.

No advice Op but wanted to wish you and your DCs well. You absolutely will get through this, it's just a particularly awful time right now. Agree with contacting Shelter and the council - don't let your pride hold you back. You've nothing to be embarrassed about - life has dealt you a shit hand right now and you're doing your best. There's lots of inconsistencies OP.

You said you had relatives abroad who would be guarantors, but just before you'd said you had no friends or family to help or listen. Now you're asking friends for help even though you said you had no one.

You spoke about your partner only after a couple of us had pointed it out, previously it was very much as if you appeared single.

Fighting it for a year and had money for solicitors yet no attempt to find accommodation.

Do not pay a fee to get a guarantor whatever you do.

How much was the mortgage arrears if you have someone who can pay 6 months rent upfront (likely more then 6 months mortgage I guess?!).

You never answered my question about whether you have CCJ’s or just missed payments & defaults?

How do I now go into the rental market? I think you should write to every rental agent you can think of with a full explanation of your circumstances. The biggest problem you have is that generally rent is often set much higher that a mortgage payment so there will be doubts. The other issue is although you will get housing benefit as it gets paid to you and not directly to the landlord and this is what private landlords mistrust.
How do I secure a property with BAD credit? I found a place I really like & I am thinking of offering the landlord .through the agents, 6 months rent in advance, starting to pay monthly rent after 2 months, providing 2 - 3 (one from firms that provide rental guarantees) guarantors. But I don't know if this will be good enough for the landlord. what do you all think?" Well you idea below is not a bad offer maybe though if you can offer a year's rent up front. Although this may impact on any housing benefit you want to claim.
I believe there are websites that private landlords advertise on but the rent is often quite high as some landlords don't ask for guarantors. Also the condition of some of these properties do not meet with the legal requirements that these landlords should adhere to.
I know that people will say go to the council and whilst you should realistically they will at best offer you and the children a place in bed and breakfast at worse they won't be able to help you. I would also suggest you contact Shelter they offer some great advise for homeless people. I wish you and the children good luck and hugs,

How can you have someone who can afford to pay your rent up front? And have multiple people to be guarantors but you have no friend or family support?
