I have just accepted an offer on my apartment!!!

The guy who came to see our apartment last has put in an offer (a sensible one too) this afternoon, which we have accepted. He is currently sorting his mortgage, which shouldn't be an issue and wants to complete asap and hopefully before Christmas. It's a client of DH's and Dh has checked up on him with other partners in other departments, and all the signs are good in that he has bought properties before and all has gone well.

So, Dh will put in an offer on the house we saw last weekend. Hopefully all is going well

If it was me I would certainly go over 200 then - that's only +5% - so how much over...???? Is there a time limit on sealed bids - I don't really know how these work - are you not allowed to bid if you don't even have an offer on your own? If you are, then Man1 is likely to bid higher than Man2 I'd have thought.

You can bid but chances are he is unlikely. The sellers already have somewhere to go so even if he was bidding higher, they are the type who are less likely to accpet him as he hasn't sold.

DH was thinking of bidding £195k and fingers crossed after that.

The deadline is Friday morning, and the sellers will let everyone know Friday afternoon.

We are going to try and go and have another look tomorrow evening.

And Dh is speaking to a work related friend, who is friendly with the senior estate agent selling the place - just to see if we can get any inside info. Naughty I know, but we will see if there is anything we can find out!

i would say norm in the summer was getting on for 15% over asking price, it was madness, but market lot slower now so i would personally go for 10% over, norm for here, so i guess 210K. We never won on sealed bids!! one house went for 30K over the 75K asking price!!! but then there were 15 people involved with the sealed bids.

Do you really want this house or do you want to look a bit more?

Hate to say it but if you really want it you may want to consider going higher and as JanH said make it an odd figure rather than round thousands. Basically they have already rejected your offer of the full asking price and are looking to see how much more they can get asap. Remember your oppostion will know that too so may yet up his bid accordingly.

I know 2 people that have 'won' properties in a sealed bid. One of them only put in 1K over their original offer and were in rented which I think was a factor.

The other went quite a lot over but also didn't need to sell anything as it was a second property they were buying (cash).

If it's the absolute house of your dreams, I'd do like others have said and go over the £200K mark. If you really like it but think you could find something just as nice, don't push it and stick with your £195K

Actually, am I too late for this advice since it's Fri am tomorrow!!!

we bought our house via a blind auction - we worked out what we thought was "fair" and then added £1k in case others had done the same and then a further £1k in case others had also thought of that. we also added a really grovelly letter to our bid explaining that we really wanted their house to bring up our family (we had two small children and I was very pregnant at the time) as we thought it would be perfect for them. they were leaving after 30 years having retired and their children having left home so we felt the emotional appeal might help. we also offered a £5k non refundable deposit on acceptance of offer so that if we changed our minds for any reason (survey etc) they could keep that to cover their costs. we also offered a chain free deal. I don't know if we were highest offer but we got the house. Good luck

As we are in an apartment we have no sign at all - not allowed them. Still doesn't seem real at all that we have sold our apartment, even though the bloke buying it has already started to move ahead with mortgages, etc.
