your valued opinions sought please. Would it seriously put you off buying the house if everything else was reasonable and the kitchen was nice (note not fantastic but everything else was fine)?

I know they say you don't get your money back but am wondering if we could really loose a sale just because of an avocado bathroom suite.

Just had an estate agent round and overall I'd have to say his interest was verging on... OMG what a house. Wondering if I am I just oversensitive.

Saw a house with an avocado suite last week. Can't say it was exactly a selling point but it wouldn't put me off in itself, no.

Funny smell in bathroom was much more offputting.

welshmum · 04/10/2004 12:29

Well, if I LOVED the rest of the house it wouldn't matter to me. If I wasn't sure it might tip it one way or the other. I wouldn't change it though - way too much hassle. If you were worried you could paint/repaint the walls white, put in a few white accessories and declutter it thoroughly.
Good luck

zubb · 04/10/2004 12:30

I would (buy the house with one), as I don't think replacing the bathroom suite is that much really, and it wouldn't be the deal breaker. I'd be more put off by a kitchen that needed changing - though saying that the house we are in now needed both doing.

Skate · 04/10/2004 12:32

Wouldn't put me off. We bought this house with an orange bathroom suite! We kept it for ages as couldn't afford to change it but did it this year - only because we are now selling and thought a white suite would be more appealing!!

Wish we hadn't bothered as we've only had 3 viewers in 3 months anyway .

No - it'll be fine, particularly if rest of house is nice. Plus, things like that are usually reflected in the price aren't they?

Azzie · 04/10/2004 12:32

We bought a house with not one but two avocado bathrooms (one pale avocado, one dark avocado). It didn't put us off at all, because the house was so right for us. One day we'll get round to changing the bathrooms, when we can afford to.

If I'd had two identical houses to choose from, one with an avocado bathroom and one not then yes, it might have put me off. But, how likely is that to happen in real life?

NomDePlume · 04/10/2004 12:38

Of course I'd buy the house ! So long as it fulfilled my criteria for number of rooms, size & location and it had the right feel. It is soooooooooo cheap now to replace a bathroom suite, they can be bought for a couple of hundred pounds from DIY shops like Homebase, B&Q etc.

NomDePlume · 04/10/2004 12:40

Worj out the amount it would cost to replace the suite, tiles, flooring etc and knock it off the price. Make an offer which takes the imperfections into consideration.

NomDePlume · 04/10/2004 12:41

WorK out the amount, sorry !

LIZS · 04/10/2004 12:44

Well, it didn't put us off buying our house 10 years ago but the bathroom had been retiled with a much lighter finish and the room was very light. The ensuite was a very fetching shade of peach too. We have just ripped it all out though and replaced with white. Still have an avocado cloakroom though, complete with matching tiles, floor to ceiling, and loo roll holder !

In itself I wouldn't have thought it would put people off but if it is an indicator as to the general age and decor of the house then you might find it a problem. You could get a quote to replace it like for like with a very basic white suite in case anyone asks and is overly worried about the cost involved.

thanks for quick replies know I could rely on MNetters for sensible replies maybe the estate agent is just not for us, dislike him even more now don't think he is interested in selling our house now I have had time to think more about his other remarks which I'm sure were just nit-picking.

Have always wanted to change the bathroom to white but when it's all in good working order, clean (doesn't have any funny smells!) etc it's hard to justify the costs.

wouldn't put me off, we're just in process of buying house that has grey bathroom suite that is horrid but we're just going to replace it. I suppose it might put someone off if they wanted to buy a house and not have to do any work or if they were the type of person who couldn't see past something IFYKWIM. Incidentally I saw the editor of Wallpaper magazine (upmarket interiors mag) saying that she though avocado suites were "cool and retro" so there you go!

color · 04/10/2004 12:55

krocket thanks I'll have to get a copy of the magazine and leave it around if when we put the house up for sale!

marthamoo · 04/10/2004 13:07

We bought a house with a bathroom suite which didn't match - loo was different colour to the bath and basin. Didn't put us off at all as we loved the house. It took us two years to get round to putting a new suite in but our bathroom is soooo gorgeous now it was well worth the wait!
So long as it's clean and in working order only an idiot would be put off a house for the colour of the bathroom suite.

poppyseed · 04/10/2004 13:14

No, course not it wouldn't put me off personally in the slightest, as long as the house was what I was looking for in other ways. I have to say though that a lot of people are put off by the slightest amount of DIY. Yes, bathroom suites are very cheap but it's the cost of fitting them, replacing tiles and the general mess and upheaval to the whole house that people are unwilling to participate in!! Lazy lot in my opinion - I would rather take advantage of a house in need of doing up - that way you get to choose exactly what you'd like!!
I suppose that I would ask for honest feedback from the estate agent and take it from there. Ask him if he would increase the value if you put in a white suite and tarted it up a bit??

suzywong · 04/10/2004 13:16

we lived in a rented flat for 10 years with an avocado bathroom. I had erased it from my memory...... until now [angy]

suzywong · 04/10/2004 13:16

angy is an australian term for mildy annoyed, so I have learned recently

Easy · 04/10/2004 13:20

If i liked the rest of the house then the colour of the bathroom suite wouldn't put me off. We bought this house with a dark brown suite. Horrible then, and still horrible now, we just haven't got round to changing it.

Are the other aspects of the bathroom nice/modern looking? or could the tiles/floor do with changing anyway? If so, it would probably be worth putting in a less expensive white or champagne suite.

Kittypickle · 04/10/2004 13:24

I bought a house with advocado bathroom and chocolate brown patterned tiles so it wouldn't put me off. But I think with the market being generally slow at the moment (unless it's different where you are) and depending what sort of buyer is likely to buy it I possibly would think about replacing it, it just depends on what sort of buyer is likely to want your house. I'd get another couple of agents round and if they all say the same thing then I would consider replacing it (only consider it though, I didn't get further than painting the disgusting tiles white when we sold our house with the advocado bathroom !).

bonniej · 04/10/2004 13:34

I bought a house with an avacado suite. It went well with the pink tiles on the wall and the banana leaf carpet on the floors! We just replaced everything when we moved in. If it's just the bathroom that needs doing it can be done really cheaply. You can pick up a new bathroom suite for less than £300 it's just the plumbing that can be a bit pricey. Definately wouldn't put me off if the rest of the house is nice.

suedonim · 04/10/2004 15:04

It wouldn't put me off, either, if it was just a matter of being able to replace it simply. We bought this house with one dark blue (I hate blue) and one burgundy bathroom and a poo-coloured cloakroom. All gone away now, thank goodness!

Lonelymum · 04/10/2004 15:46

No definitely not! (It wouldn't put me off) We bought our present house with a chocolate (or poo) coloured suite. Despite hating it, it is still there four and a half years down the line and now we might be selling and hope it won't put other buyers off either.

SpringChicken · 06/10/2004 16:04

So glad i found this thread! i was litterally (This afternoon) just about to go out and buy a new bathroom suite! !

Ours is a horrible colour at the moment (think it might be called champagne) was like it when we bought the house and didn't put us off but had somehow got into my head that i would have to chanc=ge it to a white suite to be able to sell our house!
Just saved myself a couple of hundred quick by looking through old threads - how great is that o)

SpringChicken · 06/10/2004 16:04

...........Couple of hundred quid.
DER!

posyhairdresser · 06/10/2004 16:27

I'm going to disagree with everyone else...

Let's face it..It's not a plus point, it's cheap and easy to change and a new and clean bathroom will impress buyers...change it immediately! You will probably gain more on your price than the cost of this improvement and the house will be easier to sell. Remember the housing market is cooling down a bit now.
