It is in a really good area with a fab primary school - Beacon school - and a good secondary too, although may still go down the private school route for that age.

I love my apartment and city living, but the quality of service and the cost of the service charge is starting to get us down a bit. And we spent the weekend at friends and Mollie kept asking "Can I have a garden mummy" - so??? Would also like a third bedroom. Well, you never know

It is also round corner from a great street in Sheffield - Ecclesall Road - loads of great places to eat, some good shops,e tc. And near the Botanical gardens and a park. Mollie's nursery is just down round.

Inside looks quite modern so we can keep with the clean cut modern style we quite like.

But no parking I don't think - depends on what road is like for that.

Trouble is, everywhere we would like to live is so expensive. This doesn't look great from the outside I know but the interior seems okay - would know better tonight. And there isn't much about.

Have no idea how much the apartment is worth really either! DH has asked estate agents for a rough value - the estate agents deal with the sales, resales and lettings here too. Oh, and the house belongs to one of the valuers there!

Mmm, only even starting thinking about this idea last night

Dh has spoken to a contact at work about the first house who says it is a good house although we should be able to get it for a little less.

Had rough valuation for our apartment which is okay, but not quite as high as we would have hoped right now. Would have to wait for the whole development to be finished for it to go higher, which I don't want to. If I am moving I'd rather do it sooner rather than later.

Katzguk - playhouse pressie sounds lovely; sure DD would love to come and help your DD try it out!

That looks fab that one Katzguk. I quite like the Nether Edge hospital development but they are now so expensive. And a bit too far out of town for us.

will have to arrange something soon, your not off on hols for a week or so are you? working full time but generally home for 4pm plsu the wayb the weathers been that been the nicest art of the day to play in the garden in

I am on holiday from next Wednesday, but saldy busy in the afternoons this week: Tuesday to Friday! Not sure about Monday and Tuesday next week. May have to be after the holidays now.

So what should I be looking out for when we go tonight?

Never bought an older house beofre. Both the properties we ave had so far have been brand new. Let's face it - the apartment was bought off plan with just a diagram to work from!

One snag we thought of if because of the location we may have students as neighbours. Not 100% sure on that - will have to suss that out.

And have had 2 completely differing views of rough estimates on our apartment's value. One estate agents who we actually boguht from - big firm in area - have come in relatively low. But DH's contacts at work suggested another firm who he prefers to use (despite being mates with owners of first agency) have come in much better - and what we had thought it was worth, based on similar properties.

Hi, Hula. Our house is Victorian and has lots of fairly wonky bits - it was built c 1890, many houses this age are now being gutted and completely replastered etc - ours should have been had we but known it! So see how smooth the walls are. Ask when/if it's been re-roofed and see if the guttering looks like the original cast-iron - if it is it's a possible source of damp.

One thing that struck me is that the rooms are actually quite small - you may be surprised how cramped it will feel to you after your wide open spaces. One of the ones that katzguk linked to has much bigger rooms. And although it's double fronted it sounds as if it isn't 2 rooms deep throughout so you will have a lot of outside walls iyswim (may be L-shaped). And the garden has no grass, just the decking. Not ideal for you, I don't think. But good luck!

Tell you what though, it might be possible for you to turn the side bit of this one into a parking space if it's big enough - if that bit of wall at the L of the photo belongs to this house rather than the one next door. (Hard to tell from photo). That would make it much more worthwhile. Still think you'll find it small though.

ISWYM about the prices of the other 2 although the biggest one seems well worth it (says she, knowing nothing about the area!)
