Had an Offer on my house already! what to do WHAT TO DOOOOOOOOOOOOO?

It's on the market at oo £62k.... I wanted at least £65k. Offer is £66k, but I've had so much interest and another guy is supposed to be putting in an offer today.

WHAT DO I DOOOOOOOO? Take what he's offered.... or hang off for a better one!

I told the Estate Agent to tell him we had other viewers and would get back to him on Monday. Is that fair?

I just DON'T know what I'm doing!!! We don't have a house to go to yet so what would be a realistic entry date to allow us to find somewhere to live??????

'Tis back on the market seb1 and we are getting about 1 viewer a week, after the intial flurry, so reckon will need about 3 months to sell.

We do in fact have two notes of interest but both buyers have indicated that if we close they won't offer as it is a buyers market and they want to continue to look for another few weeks - i.e. they smell blood as they know out house is empty and we need to sell.

Market is flat in our area/market sector and it is not the best time of year to be selling either (unless you are Toothache obviously )

We live in hope!

not sure what your timescale is, but seeing as it is so easy to sell, ui would take it off the market for now
find yourself the house you want and then put it back onto the market without an estate agent- they are just leeches anyway.
if it is that easy to sell, it will go quickly again, you can put it on at higher than the offer you have now and see what happens

this is what we are going to do when we fnd the place we want, we got a full price offer on our flat within 1/2 hr of going on the market, we never did find anywhere nicer that time. we know now to find somewhere first, it was so hard to let the people down who wanted to buy ours..
anyway, good luck and let us know what happens!

Gomez - If you don't mind me asking.... whats your asking price??? I could help you out afterall if I make enough on this place!!! I only paid £35k for this house 4,5yrs ago!

No it hasn't gone to a survey yet. The offer has been put in subject to survey.

Riverside is on at o/o £198,000 Toothy, absolute bargain and £20K less than it was in Arpil/May.

If it ain't getting survyed today, so there is no lifting of the survey condition you can go ahead and in fact should be recommended to continue viewing until a clean offer is on the table. Lucky bag that you are.....

Ah just thought perhpaps you meant BoFA? There is in fact a semi up for sale around the corner through Slater Hogg why don't you check that one out for price if you might have a bit more than you thought!

We are on through Clyde - not too difficult to find.

I am SURE that house is on with Sater Hogg - phone them and ask. There is no way it is over 220K - or if it is there is something very wrong in the world!

There is also a gorgeous 3-bed upper conversion for sale on Henderson Street through Kerr & Co at o/o 172,000. I am almost tempted to add to my property empire .

I am finding it all a bit strange TBH and the school playground (which I only to 2 days a week) is nipping my bit already! Since we are new faces on the block everyone is just trying hard to find out about us. I want to move back to edinburgh -DH ain't having it thou'.

Aye, it is a fair sized property! And we now have a normal sized house so lots of spare furniture we could through in if you want to make us an offer .

You should try selling in England and buying in Scotland! Due to one guy pulling out at the last minute we had in effect 2 mortgages (not that we were staying in any of the houses), 1 rent and DPs huge travelling expenses, have never worked out what it cost us but reckon it upwards of 20K nevermind the stress etc.

If you EVER hear me talking about moving house shoot me.

At least in Scotland once they put in a formal offer you've got them!

Seb1 - Viewings went alright. Phoned the EA this morning to see if they'd had any feedback. 3 said the house was lovely we'll think about it. Once said she was too worried it would creep up out of her price range (WTF??) and the last one said "Nah, needs FAR too much work done to it!"

I was quite taken aback by that!

Starting to think I should just accept the 1st guy's offer of £66k.

I ithink you should set a closing date of Friday. That might flush out a couple of the weekend's viewers - but also gives the bloke who has already offered a chance to do a survey. (...or has he already done one and his offer was actually a formal offer?).

..for the English who might be reading this, that is the one disadvantage of the Scottish system: you have to do the surveys before you offer, as your offer is (near enough) binding. ALthough, the Scottish Parliament is currently proposing making compulsory a "Seller's Pack", where the Seller pays in advacne for a survey to be done, to be made avialable to all potential buyers. This is to avoid the current siutation of multiple surveys being done on the same house - and alos by unsuccessful bidders (I think on average, we do 3 surveys before actually successfully buying an house). The scheme has been on trial on a voluntary basis for the last year in a few places (Glasgow being one of them) - but hardly anyone has used it, so - so on the basis of that vast experience, they are going to make it compulsory!

PB - The EA just phoned to say that they are still trying to get hold of 2 of the viewers from the weekend. So she advised me to wait until she has spoken to them before deciding the next move. After the flurry of interest it's been all quiet today!

The guy made an offer through his solicitor subject to a survey.

Sure things will pick up soon FA I mean where can you buy a 2 bed house for that now - what does that woman expect?

When we were selling ours had one couple come round and thought they were getting the whole building (there was 7 flats in total) I mean ffs it said 2 bed first floor apartment!

Another woman (who was a complete fruitcake) said she wanted a garden and a balcony (so why even come and view it? Then she said she was amazed it was so clean and fresh with 3 cats living there!
