Don't worry if it's no-one I can talk to a wall I am so excited

My dad loved it & was ready to put in an offer there & then

In case anyone missed it it's here

It doesn't need change of use planning permission and I think I have access to enough funding

Would there be a safe stretch of road for parents to park on outside of the front garden to drop-off?

Sadoldlady · 26/04/2008 23:03

We only have a sleep area within our baby room.& toddle area. Several inspections & no problems. Quite like it actually as you can see them without disturbing them opening a door.

Bubble99 · 26/04/2008 23:07

No!

They will be instantly suspicious!

Talk to your local planning office. You may require change of usage within a specific category (D1) but this does not require a committee decision (ie. no wrangling)is a straightforwqard 'delegated (to one planning officer) decision - and is virtually impossible to oppose as the building by its very D1 nature has been used as a 'community building'with all of the parking/traffic that entails.

Can you tell we've been down this route before?

KatyMac · 26/04/2008 23:12

I have spoken to planning

I don't need to do anything

She advised me to write to them for confirmation so I could show OFSTED

She wished me good luck & I cried down the phone because of the previous situation

& our main competition

Should I worry? Will they hate me?

Hooray!

I totally understand your feelings wrt planning. We had a few years of hell with our local planning office before we opened.

Some leaflets and (worth investing for this) an advert in the local press for an open afternoon is a good idea. Lots of helium balloons (if you don't mind being non-eco for the day!) with your name/logo. I can give you a contact for a company which prints and sends them for a fantastic price. This would be a good opportunity to invite your neighbours along as they can see that you are an organised, kosher set-up.

Bubble99 · 26/04/2008 23:27

No, they won't hate you (much )

If they are good they have nothing to fear. If they aren't good then....tough.

Phone around as a prospective parent for some brochures/price lists to see what you're up against. We have one nursery with (oh joy!) no competition at all for three miles(which is a long way in London) and one in an area with lots of competition. Our major selling point is our care (of course) but also our food and parents have told us that this is one of the main reasons they have chosen us.

Find your strength and market it.

KatyMac · 26/04/2008 23:28

£3.50 a session they are a charity

But if you need day-care you are stuffed tbh

& only 2 childminders in the town/village (not sure which)

Bubble99 · 26/04/2008 23:40

If you have no/few other daycare providers in the area I think you are going to be really busy.

As you say, term-time sessions are of no use to FT working parents who want nursery care.

KatyMac · 26/04/2008 23:40

Off to bed

Catch you soon?

I would be interested in knowing what you think of my currentl brochure

Thanks for all your help

I've emailed re brochure.

I'm off to bed, too.

It's a pleasure to help, Katy.

Bubble99 · 26/04/2008 23:43

Go to bed now, woman! And dream about your (soon to be) lovely new nursery.

KatyMac · 27/04/2008 07:59

Well I'm awake - I didn't sleep too well

I am packing away (for the attic) all the stuff about the barn

& I have to talk to the family about the barn & see how upset they are I feel really awful about it

Outdoor play space... looks like there is a large field available a short walk from the location - at the end of Recreation Road. Access is unclear, looks as though it could be via the road leading to the car park so probably best you take a short walk when next in the area to check it out, and spot alternative walk routes. Sea Scouts seems to be located on the site, so there may be some kind of community hall (so may be possible to arrange occasional use of toilets) and hire facilities for events.

nannynick · 27/04/2008 10:02

Update: Building on the site is currently rather old and fundraising is underway to create a new building known as the "Poppy Centre" - users will include Stalham Sea Scouts, Guides, Youth Football Club, Stalham Brass and Jubilee Bands - Poppy Centre Trust - They need to raise 150k. So that may be handy to know.

You can see my chapel

How exciting
