Anyone able to point me towards reasonable areas in Leeds please?
My DS is looking to buy a small house. He's working in the area but his colleagues keep suggesting areas that are upmarket, which he can't afford. His DS will live with him so wants to ensure he doesn't end up buying "in the wrong" area.
Can anyone help please?

Where does he work? Traffic in Leeds is awful, such that it can take nearly an hour to drive a few miles at the wrong time of day. Public transport can vary from quite decent to truly dreadful, so also a consideration.

It varies. He works for the NHS and has various places of work. He often cycles to work.

I'd live in one of the surrounding villages with a train station and get the train in. Horsforth is nice.

The three places mentioned Horsforth, Alwoodly and Chapel Allerton are some of the nicest areas in Leeds. If he's looking in at £220k and has kids so presumably needs 2 or 3 bed then avoid these areas
I live in a slightly cheaper area than chapel Allerton and a very small 3 bed is valued at £330k, (very small box room for 3rd bedroom, downstairs is just living room & kitchen with no room for a dining table)
If try south Leeds, not as nice but much cheaper
Or further away from city centre, maybe guiseley or yeadon or garforth?

Guiseley is still pretty expensive. Depends on what he's looking for space wise. I'd look at somewhere on the Leeds to Skipton line. Shipley/Saltaire/Bingley are nice. You'd get something for £220k, but would probably be a terraced house. Might get a semi but probably just a 2 bed.

ls15, Colton, Halton, whitkirk, Crossgates are nice areas. You could get a two bed for 220, got templenewsam on your door step too. Also only 15-20 minutes drive from LGI/ St James if he's based there.

Morley is a good area. Train line, motorway networks. Schools are good. Lots of bars and restaurants. Will be able to get a house for that budget

Bramley is affordable and a good community and good transport.

Horsforth, Ch Allerton and Alwoodley are way out of his price range.

Less convenient for the hospitals though if that's important and up a big hill so he'll get fit or die trying on his bike.

I always end up rolling my eyes at these threads because Mumsnet simply has to suggest Horsforth and Chapel Allerton even when the OP has said these areas are unaffordable or on other threads, on the wrong side of Leeds, trapping people into awful and unnecessary commutes.

If he needs to get to the hospitals, the south east of the city might be a good option, so LS15 as suggested by @yodog. Also perhaps LS26 or WF3. These are less expensive, still mostly nice areas, although like everywhere, some mixed pockets that are slightly less nice, and decent access to the city and the park and rides if he needs to be in the city centre.

Rodley is more affordable than Horsforth, Farsley used to be but may be out of budget now. Is a nice area though. Not great for the hospitals though if that’s what you mean by NHS. Morley?

LS15 like halton (near temple newsam) not Halton moor, crossgates, Colton areas are okay and only 20-30 min commute to the city, 20 mins from st James hospital, 15 mins from seacroft hospital etc. You would get a 3 bed for around 220. Alwoodly/roundhay are nice too but not sure how much money would stretch.

It’s been 5 years or so since I lived in Leeds, so I may be a bit out of date. But some of these places people are suggesting are completely out of his price range (Horsforth and Chapel Allerton are ridiculous suggestions). I would look east, such as Crossgates or Garforth.

We live in Woodhouse and have a four bed semi. Paid 180k for it ten years ago.

Lots of people dismiss Woodhouse as it's studenty and a bit scruffy but we love it here. Very green, I can walk to the city centre, to my work, swimming pool and to the station. Our neighbours are lovely.

I grew up in headingley which is a 25 min walk away but twice the price. Our kids go to school in headingley but we don't have to pay the premium for living there.

There's some really lovely areas in Woodhouse and some pockets of lovely period houses especially near the ridge. I'd expect some cost a fair bit to run and maintain though.

The other factor to bear in mind is where does he need to travel to when he leaves the city. Assuming it's south, definitely avoid the north. Our connections to the motorways are terrible.

Robin Hood WF3 or Rothwell LS26 Both decent areas. Major supermarkets really good bus route. Lovely park and good GPs.

I'm going to agree with a couple of other posters and say LS15 in the Halton, Whitkirk, Temple newsam area (NOT Halton Moor!).

Much more affordable than Horsforth Roundhay and Chapel Allerton (why are these areas always suggested when the OP wouldn't be able to afford them?)

I live in LS15 and work in St James's and it's such an easy commute on the bus (bus lanes all the way so you sail past the traffic) and then a 10 minute walk.

I live in driglington and work at the hospital. It’s not a bad commute in car and bike. The hill is a killer but totally doable
