Got myself into a right mess :(

Can't be arsed to change my name for this so everyone will just know what an idiot i have been.

We have recenty sold our house and moved in with my parents whilst everything was still going through on the new house - to save a bit of mney mum and dad offered us to stay here.

However, i have just been going through all the paperwork and i have f*cked the money up big time.
We need to pay £30000 deposit on the new house along with £2830 in solicitors fees and stamp duty - have just checked my bank balance and there is only £29800 there.

We have dipped into the money a bit but this was for exxentials such as food shopping etc, although we have had the odd take away over Xmas and i stupidly agreed DP could have some new golf clubs (£600 worth) ad now i just don't know what to do.
I ahev looked through the paperwork and can see that i miss calculated what we owed to the old mortgage lenders - i didn't account for a redemption fee as we were out of the fixed term but we have been charge for one for ended the mortgage before the £25 years is up.

Anyway, basically, we have £2335 to find from somewhere before the end of next week and i just don't know how we are going to do it. I dont get paid until the end of the month and DP doesn't get paid for another 2 weeks.
I need to find this moeny from somewhere and quick - can i get a loan or credit card this quickly? DP has bad credit but i have never had credit before so should be OK.

God, i feel sick - i've still got to expalin all this to DP - I just don't know what to do

Have you called your bank or whoever does your mortgage and asked those guys for a bridging loan?

Have asked the mortgage company to reduce the depsit to enable us to pay everything but they have said that they can't.
Just contacted bank and they are f*ucking useless - said because i ahve got a managed loan (paying off over draft) that they wont give me a loan or credit card

Everyone always seems to rely on them
Thing is they are in a financial position to just give us the money and i know they would help if i asked but i really want to try and do this on our own.
And plus, i am so embarrassed that i have managed to balls something else up.

Right, I can only think of the following options
a) an advance from work
b) family helping out
c) credit cards but check for the best deals and pay off asap not sure if they would do the full amount if there are any credit questions
d) calling bank back and arranging to increase overdraft (long shot but perhaps speaking to them in person would help rather than phone)

Any one else?

I ahve been on to mortgage company all afternoon CD - they just wont help.
We are self cert and have stretched ourselves to the limit as it is.

Could you ask your company for an advance on your salary? I worry though that that's just going to lead you to another hole cos your salary will have gone when you need to live on it.

Be careful not to apply for too many credit cards in a hurry, this will prejudice your credit history for a while and make it increasingly less likely that anyone will lend to you. As CountessDracula says, any chance your parents could help you out short term?

Can't get back through to bank now as they shut at 4p.m and i don't fancy speaking to one of those useless idiots in the call centre.

Yep, too late to change mortgage - this one has taken long enough and everything is likely to fall through if we dont move next week.

Or buy a cheaper property? Not an attractive proposition, but would avoid the necessity for getting into further debt.

Would solicitors accept fees a bit later if you explain situation (maybe leave out bit about gold clubs!), or could parents guarentee loan, or take one out on your behalf, and you pay them back by dd each month? Intelligent Finance do a non-offset one and can have the funds there pretty sharp (for an extra fee I think). Good luck

Not really an option freckle as we are buying in one of the cheapest area's around and our house is actually at a really reasonable price.

Ahh - you haven't exchanged yet?

Ask the vendors to reduce the price. Simple. Just tell them that you mis calculated and that you don't have enough money so they can either lost the sale at this late stage or reduce.

Agree with Freckle - it sounds as if you might be biting off more than you can chew with the new house, perhaps this is a blessing in disguise?

If it is a new house could you cut back on any extras if you have asked for them?

Can you do that? I thought that as soon as the offer is accepted, you're legally bound (up here in Scotland that's the case) - check carefully, you don't want to face a legal battle.

No, you can do that in england and wales. The bloke buying our last house asked for £5k off a few days before completion so we just passed it up the chain and the top took the hit as they didnt' want sale to fall through

CD's right, you can do this, my neighbour knocked nearly £10k off the asking price on the day of exchange of contracts, SC speak to your solicitor about this
