House not selling?!

We put our house on the market a few weeks ago, had a few viewings to start with but that has been it. we have had over 3,000 views on right move but no more viewings for a while now.
We have already reduced the price by 10k, and based on the properties of similar size etc in the area it seems to be priced right?
I had it valued by a few estate agents and it is now priced lower than a few valued.
I feel like the photo and advert is good? but just no-one seems to be interested.
I don't know what more i can do?

In some areas yes. We are not in London or even just outside but still in an area where the housing market is doing very well. We bought 5 years ago and our house has gone up in value by at least 200k in that time. We paid 350k and other similar properties (slightly smaller than ours) have sold for 550 recently. So it's quite possible the value of the OPs house has gone up over 100k.

This is in our budget and I've been looking in this area, I haven't seen your property in my search. I've just gone back on and I still can't see it come up on rightmove. Might want to check the listing.

OP, if your concern is that you won't have so much to spend on your new property, then fear not! If the market is stagnant and starting to fall, this works to your favour in that you will have to pay less for your upgrade.

Why are you moving? If it's only for space I would consider putting an orangery on the back and use all of the ground floor as living space...

Agree that the linked house is not a direct comparison. Yours needs minimal attention (only what’s suggested here) but the other house needs a complete update which would cost £££

You seem to be using an online agent. I have no experience with this one, but every other online agent I have dealt, as a potential buyer, has been awful. It would always take forever to book an appointment, they were clearly all understaffed, etc. Two acquaintances who sold in another area said similar things: they both had many more viewings when they switched from online to traditional agents, keeping the same price, ie suggesting traditional agents have a bigger book of prospective clients they can contact proactively.

Of course I have no idea if any of this applies to your case, but they're points I'd consider.

For the life of me I will never understand why on Earth in this country you are so obsessed with describing properties by the number of rooms rather than by square footage. I have seen 3 beds larger than 4 beds, etc! It's not uncommon. In most of continental Europe properties are described as "100sqm 3-bedroom" or something similar.

I agree the ground floor room should be a lounge, not a bedroom.

The outside of the property is really ugly and off-putting. Sorry, but no point in sugar-coating it.

The separate taps in the bathroom is something that makes my continental European self cringe (why, oh why, could someone please explain WHY?) but that's easy to change.

This is a 3bed with parking at £420k , with separate kitchen, dining room and lounge.

My thoughts are :_

No defined eating area - not clear for the photos how much space for a family dining table in the kitchen.
One of the bedrooms looks like a walk in wardrobe - I know you have said the freestanding units are not staying BUT having that photo there makes it look like they are!
It just doesn't feel like a 4 bedroomed house and that would put me off viewing.

Yes but the house is being marketed as a 4 bedroom property. If I wanted to use all 4 bedrooms I would need room for the family to eat! Which could be why the house isn't sold yet!

Nice wardrobe !. Just as a general comment, i do notice a lot of houses sticking lately. I've been half heartedly looking to buy but am holding off. I firmly believe there is another financial crisis just around the corner and im not on my own.
