House not selling?!

We put our house on the market a few weeks ago, had a few viewings to start with but that has been it. we have had over 3,000 views on right move but no more viewings for a while now.
We have already reduced the price by 10k, and based on the properties of similar size etc in the area it seems to be priced right?
I had it valued by a few estate agents and it is now priced lower than a few valued.
I feel like the photo and advert is good? but just no-one seems to be interested.
I don't know what more i can do?

I agree that it only looks like 2 bedrooms - to market it as 4 bedrooms it needs to be dressed as 4 bedrooms. Also the bathroom photos aren't good enough.

It could do with some kerb appeal. Hanging baskets, pots, the grass mowed, fences painted, and all outside space needs jazzing up.

The whole bedroom situation is off putting. We just sold our three bedroom house and we've a room downstairs like yours that was a study and the estate agent suggested that we change it to a bedroom so people could see it as a bedroom. Then you can say to them 'this is the fourth bedroom, of course it could be a study'. Apparently people can more easily imagine using bedrooms as studies that they can the other way round.

Your house presents as a two bedroom house. One of your bedrooms is a dining room and the other is a dressing room. That suggests the house is too small, that you have had to use the bedrooms for other things.

Price is always a factor: #19 sold for £325k in July last year. That would be your price ceiling I would suspect.

I would prefer to have a garage to a fourth bedroom and so would some other families with two children - most families looking for four bedded properties are wanting something detached.

Only having one bathroom would also put some buyers off - if you are a family of five then the lack bathrooms would be a real issue. I think that the labelling of the rooms is off-putting as well. If the downstairs room was "Lounge" and the two rooms on the first floor were bedrooms then you might attract more viewers.

I think the issue is that it's marketed as a four bed house but the photos only show two functional bedrooms.

Whilst ripping out all the wardrobes wouldn't be a deal-breaker in an otherwise perfect house, it would tip the balance if I had a few reasonable options of other houses to consider.

If you need to market as 4 bed I think the downstairs room needs to be the living room, not the first floor room. But then its not as big and so a buyer would then be thinking about taking downs walls etc..

Are you taking all the wardrobes with you - its Ikea pax?
Put it all in storage and dress the room as an actual bedroom.

I’m in property. Your home needs clearing out and painting all over in a neutral colour. Can you afford to rent while it’s selling. In a difficult market which it is at the moment, buyers prefer to see an empty property. For instance, your closet and dressing room will look amazing empty but it doesn’t at the moment. Empty you may attract an investor for the ‘buy to let’ market as they would use the
property as a 4 bedroom. I appreciate you may not want my opinion but property sells if empty and neutral colours.

It looks great to me. But I live in South Essex and know how pricey the area is. I wouldn't be disappointed to get that much house for £360k.

I don't think using the downstairs front room as a lounge and having 4 "bedrooms" upstairs would work. It's a converted single garage - it would be far too cramped as a lounge for a family of 5. I think in any home the sleeping and waking accommodation needs to be divided about 50:50 - as a 4 bedroom house the non-bedroom accommodation is just ridiculously small.

Yes, cloudtree I was just looking at the floor plan and pondering whether there was enough room to have a smaller hallway and knock through to create a larger downstairs living room, then have the lounge upstairs as a bedroom....

But then would either room be big enough to take a dining table? The kitchen would be I think.

Paint the living room
Paint the fences
Add colour to the garden
Add some interest in the kitchen

I agree that the dressing room will need ripping out to make way for a bed room so people feel they are paying over the odds for it to rip it out. Not enough bathroom space for 4 bedrooms -

You only have 2 bedrooms showing in your photos not 4. I would buy it as a 2 bed with a 2 bed price.

It has an off putting layout and over priced.

I would paint the fence, returf lawn if possible, place the bed against the wallpapered wall, planters outside front door, plants in back garden. Repaint lounge neutral colour. Move toys to bedroom.

Not a 4 bed, the small room next to the kitchen is surely more of a Dining room? Also I wouldn’t like the lounge on a different level, the layout could put people off.

The dressing room is lovely, but will be of limited interest to anyone looking for a four or even three bedroom house. The downstairs bedroom is essentially a converted garage and you have to upstairs to use the loo. I think that is what is putting most people off - you may get a buyer who wants to use the house exactly as you do, but they will be few and far between.

Given the layout of the house you would be better highlighting the garage conversion as a play room next to the kitchen tbh rather than a bedroom. Esp as there is no loo on that floor.
Different market but local to us there is a house marketed as 4 beds when it is a bog standard 3 bed with a bed shoved in the dining room. On the market for over a year. Its now priced as a 3 bed but described as 4. Still not selling when loads of 3 beds shifted.

Honestly, the lounge could be sparkly white atm and the house will not sell due to being listed as a 4 bed. No matter of painting will sell it, it needs to be relisted for what it is.

And the language in the listing is seriously cringey. Add that To the comments others have already made and that’s a “swipe past” situation.

Town houses are often unpopular IME and need to be marketed at a lower price than an equal sized 2 storey house. Also I think you need to call it a 3 bed unless you can fit a 6 seater dining table into the kitchen and dress the dining room as a bedroom. I agree that the walk in wardrobe will also put people off. The kitchen looks dark in the photos, I don't see why it should be in real life so perhaps they were just taken on a dark day?

It looks like a fantastic 2-bed at the moment but a very cramped 4-bed.

I think The biggest problem is the fitted wardrobes in one of the bedrooms. It makes it really a two bed house. The front "bedroom" on the ground floor is really a dining room.

I'm sorry op, I agree with the others, you are trying to sell this and price it as a four bed, it's clearly a three bed, and you've basically turned it into a two bed with using one bedroom as a walk in closet.

I think uou need to market it as a three bed, drop the price, and turn the closet back to a bedroom. It screams there is no storage space in other rooms.
