Did a 'For Sale' boars make any difference to how quickly you sold your house?

Mine sold so quickly the board went up after it was sold, but I think the agents used it as a "look how good we are" type thing as they then sold several neighbours houses as well.

we sold one of ours with no board..if someone is looking in your area, they will check out all agents and all websites as well as driving round so although the drivers will not see it as long as the agent is prescise about you house number etc, they can drive past after seeing it in thier shop and check it out that way.

anyone on mailing lists will get the info anyway and anyone coming in saying they want to live in xyz will get your info..good luck

we sold one without a board but agents say boards sell them quicker - the ones NOT on lists that just think 'hey'

we have only EVEr botherd with papers the last time cos agent did them free, if your house is nice and clean and presented well you wont need them!
just make sure agents pictures are good..ask them to do them again if your not happy as dark pics look terrible..we wouldnt look at this house for months cos of pictures!!..when we finally forced ourselves to see it we made the offer then and there!

tidy all unnessasary stuff away ie: no excersize bikes in dining rooms and no knickers drying on radiators..believe me ive seen worse, but a show house is what most people llook for!..i dont mean mega expensive, just clean tidy, nice clean smells, odd jobs done so they dont think ah well if that kitchen door cabinet is hanging of what else are they hiding!..dont give them reason to uestion anything!..good luck!

Don't agents just want the free advert? I'll tell them they can put it when it says Sold.

and most agents send out your details even top buyers whos limit is about £5 less than your asking price, so they may stretch or you may negotiate a middle ground!..god i move too much

I am sick of tidying but now hoover and mop etc and the girls can leave their toys wherever, viewers will have to see past the odd Barbie imo

The house we wanted has now sold however so if we get an offer, we have no house to buy! Eeeeeek.

well if suns not shining just ask them to take internal pics and come back when sunny for external!

make sure all your lights are on, lamps, kids torches etc and all curtains blins let as much light in as poss!

Have stopped looking too much at houses we want as that feeling when sold is horrible. Only looked on web.

OO then if you get offers, say you are not in rush but if they want to offer higher ie asking price you would consider(and use that terms loosley as you wont want to) setting a time scale for you to move out.
end of day if they do offer higher ask for 3-4 months in which to find something dependant on how urgent they need to move?

WE only bought the house we live in now because I was walking down the road and thought what a nice road this would be to live on. Saw this houe for sale, viewed it that afternoon put an offer in straight away. If I had not seen the sign I would never have known about it, and it was about £10-15K over our budget so orobably never have been offered it by the estate agent.

thing is not many people would be in a position to offer there after just wandering past as most will have to put their own up for sale first?

depends on price?, are you first time buyer market?

dont deny we trawled round looking for signs for last house, but was also always on websites and in touch with agents, so you really wouldnt miss something if you are looking!
