Nice areas for £170k budget in Sheffield / Barnsley areas

Looking to buy a house Sheffield way, relocating from the South. I work from home and it’s the only way I’m ever going to get on the market as it seems affordable and still nice areas close to countryside. Budget is £170k for a 2 bed with a garden for the dog, in a quiet location to wfh etc. A safe, low crime area is important as I worry I’ll end up buying in a dodgy area / on a dodgy street without some local help!

Areas I’ve been focusing on are below - have visited a couple of weekends now but would love some local knowledge.

I’ve seen houses in High Green and Deepcar which fit my needs and think they’re ok areas, are there areas to avoid in these places? Also looking in Chapeltown and Ecclesfield but nowhere has come up yet that is right for my budget. Stocksbridge I didn’t like as much on first impression driving through (prefer the quieter village feel), Wilthorpe in Barnsley has also come up with a nice house but no idea on that area. Any other suggestions? Thank you :)

Have a look Kiveton park/wales area. Might get something come up, but stay away from Wales Road and Station Road (main road, 40mph in stretches)

Is Penistone out of budget? Do you need to commute anywhere?

Ecclesfield was the first area my partner and I moved to when we first moved out, we loved it and felt really safe and comfortable there (only had to move due to getting pregnant with our son and needed a bigger space). We now live in Barnsley where we found our forever ‘area’ where we feel safe, good schools, amenities are perfect for what you need… therefore I definitely recommend Penistone, Millhouse green, thurlstone, oxspring, Silkstone common, Silkstone etc etc - although it may be tough to find a property around your budget in these areas but it’s still possible if you’re quick and keep up to date with the properties being listed as there is the odd one or two!

Not too sure on Wilthorpe myself as I’m not originally from Yorkshire (originally from the south too!) so I can’t comment on certain areas but I hope you find a place that suits you and your budget! All the best in your search😊

Grenoside is quite nice (I don’t know it well but I drive through it - nice looking pub, fish and chip shop, village store etc.) and you’ve got great access to warncliff woods.

How many bedrooms do you need? What kind of transport links? Schools?

You'll get more for your money Barnsley side of the border. Look at penistone (market town with train station and good community to intergrate into), Silkstone, Oxspring, mill house green, Thurlestone. Slightly further into Barnsley Dodworth is nice.
Stocksbridge isn't bad and I'd say more accessible to amenities than Deepcar.

Thanks for all your replies, I didn’t expect so many comments :) I’ll take a look at all those areas suggested. As mentioned Penistone and similar places are out of my budget sadly but definitely places I’d be looking to go to for dog walks etc. I will explore the Barnsley areas a bit more too if I can get a bit more for the money as I will be driving everywhere anyway, not worried about walking distances to places. Main priority is a quiet-ish location and garden, bonus for a driveway which I’ve seen on quite a few in my budget. It’s crazy what you can get compared to the South! I’m looking forward to the move :)

We have friends who live in Norton S8 theres a huge park I think it was called Graves park but not too sure easy access to the Peak District 20-30 minute drive when we last visited.

The other area our other friends live is Dore but that’s quite pricey (it’s nicknamed millionaires row but most of the houses are inherited) where they are from what I can remember there was a school the other end and it was a bit cheaper that end again also close to the Peak District.

I’ve heard Crosspool, Crookes (I think that’s a student area) and Walkley are nice. No idea of the prices though. Hope you find something.

yeah, a nice small village feel but you can be in Barnsley in 20 mins or Sheffield centre 30 mins
2 min drive to motorway and some great pubs and walks too!

Crookes and Crosspool are very expensive. Walkley less so but still costly

Some of the villages around Doncaster might be worth a look as well. Good access to the motorways and train links, quiet, and relatively cheap.

That house I suggested is a project, obviously not for for everyone. But you’ll find similar properties within your budget in both areas.

I used to live a few doors down from the Ecclesfield house. 20 years ago but it was a lovely area then and those stone terraces do up well.

I had similar budget to you (had been living in SW sheffield all adult life but horribly expensive) and ended up moving to chesterfield but I had looked at in budget houses in eccelsfield and deepcar. Deepcar feels quite a way out from stuff although there's a shopping centre locally, but lovely countryside for dog walking and possible to get a decent 2 bed with nice garden for around 170.

Brilliant area's but totally out of budget unless you can manage in flat sadly.

Out of her budget. Literally nothing there for that money.

Have you considered Chesterfield? A colleague who couldn't afford Sheffield prices (discounting very dodgy areas) bought a nice house there. Good areas for dog walking.

@Hallamlass yes Chesterfield had cropped up but after (admittedly only a tiny bit of) research I worried it wasn’t very safe? But I saw areas like Hasland and Brampton were maybe ok so I think I need to relook at this more with you suggesting it also. What areas there would you recommend for quiet, safe, in my budget?
