Hello.
My husband has been offered a job in Edinburgh and we have spent 4 days here trying to look at affordable places to live for families that are in an easy commutable distance of the university.
I work as a nurse too so so looking for areas that might offer some job opportunities for myself.
My have 2 kids age 6 and 3 so need good schools.
Even after 4 days here we are no closer to finding reputable family friendly areas.
We have a top budget of around 375k to buy and seem to be totally out priced here.
If we cant afford to live as a family on Edinburgh or easy distance we will have to turn the job offer down.
Can anyone give me some ideas of good areas? Smile

Get a flat and go private for schools. There are loads in Edinburgh and generally cheaper than down south.

Tenements are beautiful and much better than a pokey house.

@felulageller what is it about OPs post that makes you think ‘go private’ is an option. £30k per year for 10+ years is pretty much her whole house budget. There’s plenty of decent state schools around Edinburgh/lothians. I’m assuming OP wants to fix on an area to get kids settled in school.

If you still have time before you leave I’d pop out and have a look at some of the Midlothian new build estates

If I were in your shoes I'd either go for a new build on the outskirts and commute in to town or look for somewhere central to rent until you find your feet. Even if you find somewhere that you love, the offers over system means that you could easily lose out on it. Some properties are getting 20 offers for up to £100,000 over the asking price. It's a complete minefield.
Or looked for a fixed price property but these are like gold dust. Good luck.

It’s the old story of having to compromise on house or location. If location - access to everything on tap and walking distance to everything including great parks etc is the one you go for, try googling ESPC Newington. There are three bedroom flats within your budget. Newington is a good area for you. Good schools, close access to the Commonwealth Pool and park; short walk to the Meadows ( huge open grassed space with great playgrounds) and to university and town. Not as posh as the Grange but on edge of it; lots of families, students ( childcare/ babysitting options!) etc. You will of course get more for your money elsewhere.
Linlithgow is a lovely town a short train ride away - excellent schools especially Linlithgow Bridge. Various modern housing estate options. Another popular choice for good schools is North Berwick - lovely seaside town.

You can search ESPC by school catchment option. Good state primary schools Edinburgh generally considered to be Sciennes (Newington area) Morningside, Bruntsfield, Stockbridge, Flora Stevenson are ones I know; Catholic St Peters also gets good name; sure there are others. Trinity might be an area for you to look at. Trinity Primary sounds good and although not so central for your needs, nice area. Edinburgh bus service is excellent generally.

Have you looked at Bilston, Roslin, Penicuik?
Bit of a commute but good bus services, decent schools and you will definitely get a 4 bed detached house with garden.

I'd try Linlithgow if I was in your shoes, however, the housing market is a bit of a nightmare everywhere atm.

I think Dalkieth was also a good suggestion. As for social housing, mixed neighbourhood are quite common in Scottish cities, not really a bad thing IMO, I wouldn't necessarily worry myself without further research.

Edinburgh is a small city so anywhere is commutable to the university and any of the hospitals. My BIL works at the university and lives down in the borders, brother and his wife work in Edinburgh live in East Lothian as do many others I know, especiallyhospitalmstaff as the infirmary is accessible without going into the city. On the right side for the uni too. (Dunbar and north Berwick popular as they have train lines) Haddington and Musselburgh is also an easy drive. Lots of new builds out that way that are significantly cheaper than living in Edinburgh. Most of my colleagues at my work place in north Edinburgh commute either from the borders, fife or West Lothian - places like winchburgh growing in popularity, again an easy commute with park and rides near by and cheaper prices for family homes

Again as it's a small city the nice areas and the not so nice are rather intertwined. Don't worry, us poors won't bother you Wink. There are lots of places when working in the city centre where you wouldn't need to set foot on the bypass, eg Dalkeith as suggested or Bilston. You'd just go straight through the town. The by pass can be problematic at peak times (but Scotland problematic is probably a very different thing to built up areas of England so you might not find it that bad) and as said there are lots of park and rides all around the city too.

Have to agree also with a pp above - this idea of just rent/buy a small place then send kids private is unnecessary in Edinburgh, imo, as well as unaffordable for most families - lots of great schools
