What is Ely like?

Hi everyone, we are relocating towards Cambridge next year and want to consider Ely. I've been a few times but obviously it takes much longer to get to know a place. So how would you describe Ely? What is it like as a town? Would be happy to hear the good and bad! Thanks

Ely is lovely!! But the secondary school has been in dire straits for years. Although someone will come on and say it is going to be turned around by the new head which I hope it will be but I won't believe it until I see it. As a result lots of people move or privately educate their children if they can. If schooling isn't an issue then it is a lovely city which is gaining new facilities at the moment - there is a new cinema complex and a new leisure centre is being built.

Thanks for the comment! Do you know if Ely is within the catchment area of any good secondary schools or is it just the bad one? Have heard from lots of people that the secondary school is poor!

Witchford Village College and Soham Village College are your two better options but neither are amazing, according to Ofsted. Although many parents try to get their parents into Soham. A new secondary school is opening in Littleport which will have great facilities but no proven track record. If you need a good secondary, I personally wouldn't choose East Cambs.

Bottisham Village College is a good secondary in East Cambs, but is much closer to Cambridge, and you wouldn't be in catchment if you lived in Ely.

Ely is much improved in recent years with more decent shops, restaurants appearing, however it is still a bit 'downtrodden' in parts. Area immediately around the market square is disappointingly dire.
Town is very pretty in the touristy parts, but not so great elsewhere.

Not masses going on - it's a small town! - but there's the new cinema complex, plus events at the Maltings, Eel Day, concerts at the cathedral, etc.

There has been absolutely masses of new housing built around the outskirts in the last few years so plenty of availability of new homes, and train service down to London is great (although crowded on the Cambridge to London leg).

New ring road around the South should improve traffic chaos caused by the railway bridge right next to the station, but there will be lots of road disruption on the approach to Ely while that's being built.

Disclaimer: we don't live in Ely but in one of the villages between Ely and Cambridge, so impressions are based on frequent visits (it's our local train station) rather than daily life.

Grendel, where abouts do you live? We are also looking at villages between Ely and Cambs, could you recommend any?

The secondary schooling is troubling me. We plan to have children soon so although we are at least 12 years away from having children of secondary school age, we would prefer not to move.

What in particular is dire about the area around the market square? The shops?

What's dire around the market square? There is a staggeringly ugly block of shops that looks like it was flung up in the 70s without any reference to the surrounding architecture. The market itself is pretty small and lame. So it's just a bit depressing in that immediate area.

However, there is an increasing number of nice shops around (eg Fat Face, White Stuff etc) but still plenty of 'downmarket' shops too, a tattoo place, a vape shop, etc. Bit of a mix, with Waitrose just round the corner.

Don't want to say exactly where I live (it's a very small village!) but it's in the catchment area for Bottisham Village College.

A good village to choose between Ely and Cambridge is Burwell. Lots of new building so housing supply is good, a large and well resourced primary school, lots of local shops and services in the village (Dr, dentist, bank, chemist, vet, baker, butcher, Co-op, newsagent, several hairdressers, etc etc). Lots of stuff going on, lots of groups and activities. But it is quite a busy and crowded village.

Fordham is quite a nice village. Don't know it terribly well. It's a little further out from Camb so property is cheaper. It's in the catchment for Soham Village College.

Bottisham also a nice village. Not quite as many shops and services as Burwell. Another good primary school and of course the Village College for secondary. But as it's closer to Cambridge property prices are significantly higher than further out.

Swaffham Bulbeck, Swaffham Prior, and Reach. Very pretty but small villages. Small primary schools in Bulbeck and Prior. No services other than a pub in Prior and Reach. Not much property on market, so prices are at a premium compared to Burwell. All in catchment for Bottisham VC.

Ok thanks! We're looking for somewhere with a village-y feel. Really don't like new builds and estates so would want to avoid that. Will take a look at the villages you suggest!

I love Histon but it is £££, but Impington Village College has a good reputation.

Waterbeach is on the train line to Cambridge/London and is also nice and I think is in the catchment for Cottenham Village College or Impington both of which are good I think.

No we don't need to be north. My preference is east because my family live in that direction but it's not a priority.

What is it about Histon you like? I've never been but lots of people have mentioned it to me as a lovely village.

East you could consider Coton, Barton, Grantchester, Hardwick, Dry Drayton depending on your budget.

Histon has a lot of amenities which I like; restaurant, pubs, banks, post office, cafe, butcher, toy shop, gift shop etc and is a short cycle ride into the city. A great adventure play park near Histon FC. But some people complain that it is too busy with people and traffic and more like a suburb of Cambridge than a village, but I would live there if I could afford to. What is your budget?

Which those places are all West / south of Cambridge.
Lots of people I know have found Histon to be very pricey and quite cliquey.
Cottenham is more reasonable and has a nice college. Wilburton and some if the other villages also feed into CVC but don't have as much going for them.
Ely is really nice with quite a lot going on for young families but as people have said the college hasn't been doing very well. However if you don't have kids yet that won't affect you for at least 12 years and everything so be quite different by then.

Oh sorry! They are! I thought you had said west Cambridge! Ignore me. Cottenham is nice but the Smithy Fen travellers site chilled house prices for a while, I'm not sure if it is an issue anymore.

Good point about Cottenham... Don't know if it still bothers people but house prices are definitely lower there than some of the villages which is good for a buyer. Waterbeach is nice too. And Milton but I think that's a bit more expensive than the other two.

Waterbeach really appeals to me because of the train station. Milton suffers from a bit of a smell when the wind is blowing in tbe wrong direction because of the sewage works and the tip. Milton Country Park could make up for that and there is the Tesco!

Oh that is true! It would be a quick cycle over there. Have you been yet? I picked a friend up there and it was like a ghost town, but I'm sure that will change.

That's good, Cambridge station can be such a nightmare to get to. I don't travel from there because even though it is my closest station, it is quicker to go from elsewhere.

Which - my budget is £650k. I had a quick look on Rightmove and I don't think that would give me much choice. We're moving from Manchester where houses are much more affordable!

You could get a house in Cambridge for 650K -- there's a big 5 bed on Coleridge Road listed ATM, though the secondary school isn't great (but better than Ely). I don't think the property market is quite as hot as it was, and you might be able to offer under. Quite a few 4 bed detached within 3 miles of the centre. But even if you were only looking up to 625 and planning to offer over, there are even 3 bed houses in Newnham on the market at the moment.

Of course if you're looking for detached on a huge plot of land you'd need to look outside, but seriously, do a search "within 5" or even 3 miles of Cambridge.
