Just an update..we've found a nice double glazed,4 bed house,with nice garden. So that's one stress off the last.

We're in wellington so not that much further south. No more icy mornings so far thank goodness. It is always when i am running late in the morning, and i finally get the girls in the car and then realise the windscreen is iced up.

I am off to a 'device' party tonight! I have decided not to drink to prevent me from making any rash purchasing decisions Blush.

Ah D-vice parties are a bit sneaky as they have mobile EFTPOS machines at them so you can be tempted into purchasing while drunk when you weren't planning to.

Nah - it was a bit rubbish - it was just a woman doing a sales talk - i thought there would be games and things but none of that.

also the stuff was really expensive - she didnt bring any underwear either which was what i wanted to buy (apart from a thong made out of pearls whoch wasn't really what i had in mind!)

maybe i am mopre prudish than i thougt!

How do I find out the RV or CV (?) of a house? Is there a website that tells u? I've just found out our landlord plans on selling in Sept. Not sure if this could be a great thing if we could afford it BUT I don't think we can really

Go to the Auckland Council website here www.aucklandcouncil.govt.nz/EN/Pages/default.aspx. On the left of the page, under "Top Content", click on "Property Search", then you can enter the address.

lollystix you might also want to check out the local press for current house prices. Having recently bought and sold we found depending on the area property seems to be selling sometimes below CV. We sold marginally under our recently reduced CV and bought quite a bit under. ($150,000 under!). I know other areas we were looking at were selling at or above. Can't remember where you are. Local real estate agents would be able to give you an idea.

Ok so there is a land value and a capital value - the LV less than the CV. How does it work? Would they be wanting the CV?

Crossed posts Sibble - useful thanks. They CV is too much but if they sold $150k under it would be achievable - but then the house is a bit crap. They bought it 4 years ago as an investment - can u find out what they paid for it somewhere?

The LV (land value) is just the value of the land isn't it? Whereas the CV is the value of the land plus the house.

I think you can find out what a house sold for on the QV website but you have to pay - have never used it though.

It is a bit random whether things are selling under or above CV, most houses where I am are selling at or above CV (up to 100K above) but then you do get some selling below (presumably the ones that need a lot of work)

Reading further there is a rates CV and then a current valuation CV which is $300k more. How does that work?

Is this from the council page I linked to?The RV and the CV should be the same, they stand for rating valuation and council valuation which are the same thing! Unless is stands for current valuation and is a independent property valuation done by a separate company - but that wouldn't be on the council website.

We had a registered valuation on a property and the land value he stated was quite different to that the council gave. I was told that roughly 1/3rd of the value would be improvements (i.e buildings) and 2/3rds on the land.

If you are at all interested ask your landlord to give you first refusal- I think they may have to do this by law. It would save them 4% fees plus advertising costs plus 'staging' which is pretty common here. If you can, start seeing some houses in the area now so you have an idea of what it is worth.
