Same house ..going into 8th year contract renewal. I have a problem with the Guarantors signature .I have never neen asked this before. I forgot to tell them ....he has died ...i am in trouble arn't I

Just that really .
No issues with paying the rent .
No proplems with property.
Estate Agents have changed contract suppliers ..and are actually giving me a refund on the deposit ..as they use 5 weeks rent ..not 6 .

I have no idea how to approach this .
My mum can become Guarantor...but does this mean ..they need all her bank statements and stuff ??

He died 3 years ago ..and I am still struggling with it ...so please ...no
" omg ...how could you ne so stupid " comments .
The last 7 years ..i just signed new contract agreeing to the new rent.

Try not to panic. It sounds like your landlord would like you to stay. You have suggested your mum - is that realistic?

My mum is not realistic!
Got through to CAB ..
She is going to speak to her supervisor and ring me back .
She is confused as why we were not on a rolling contract.
? Easier to put the rent up each year ?

You don’t need to do anything and you certainly don’t have to sign a new contract.

If you do nothing it will become a rolling contract.

@bizzey you probably do not need a new contract - if your existing tenancy is a standard Shorthold Tenancy Agreement then it will have a provision to automatically switch to a rolling contract after the initial period. Estate agents like to pretend that you have to renew because then they get to charge fees regularly, but it is totally unnecessary. You clearly don't "need" a guarantor as you have demonstrated your reliability over the years, and it is much less risk for your landlord to keep you on as a reliable long-term tenant without a guarantor and on a rolling contract, than it would be for them to have to go to the hassle of finding a new tenant who may turn out to be a right nightmare.

The landlord clearly thinks you are reliable. That is good.He will be thinking of his bottom line - he wants money coming in on a regular basis - he won’t want to evict you because of a policy of the insurance company and risk a void period (no rent) while he finds a new, unknown tenant who may or may not be as good as you.

If I were the landlord, I would be calling around to find a new insurance company. I would not be calling you to tell you that you have a choice between finding a guarantor or eviction.

If I were in your shoes, I would stop stressing. The ball is in their court. Carry on paying your rent as before. You will automatically go on to a rolling contract. You are not required to sign a new contract. They cannot force you to do so.

So I presume I dont need to sign anymore ?

What happens about rent increase ?
Can it happen only once a year as before ?
Does UC need to know it is now a rolling contract ?

Gov.uk info for England - landlord can only increase rent once a year. notice for them to you is two months ( six months at the moment) . That is notice of legal action, not notice to leave. Sec 21. Notice you to them is one month.

If they want to raise the rent there is a section 13 notice. All info online including how to dispute it.
