Same house ..going into 8th year contract renewal. I have a problem with the Guarantors signature .I have never neen asked this before. I forgot to tell them ....he has died ...i am in trouble arn't I

Just that really .
No issues with paying the rent .
No proplems with property.
Estate Agents have changed contract suppliers ..and are actually giving me a refund on the deposit ..as they use 5 weeks rent ..not 6 .

I have no idea how to approach this .
My mum can become Guarantor...but does this mean ..they need all her bank statements and stuff ??

He died 3 years ago ..and I am still struggling with it ...so please ...no
" omg ...how could you ne so stupid " comments .
The last 7 years ..i just signed new contract agreeing to the new rent.

They still want a guarantor after 7 years of complete up to date payments? Eh, that seems odd.

I think it might be because they are using a new company for the contracts ?
Or ..new Government guidlines for renewals ?

What would you reckomend I do ?

Are they actually asking you too complete a new form with guarantors details?
If not id be inclined to keep quiet

They are going to send a link to his e mail (!) for him to sign electronically.

He never had an e mail ...or my mum !
Anything that needs an e mail gor mum ..gets sent thorough to my e mail .

Just be honest. Say he'd died 3 years ago and to be honest I forgot he was my guarantor. I assume you don't need one now you have history that I pay on time.

Can you just say that after all this time, if a guarantaur is still needed, you would like to change the person?

I would just say oh my guarantor (?Dad) has died so my mother will be taking over, here are her details. If they ask for any details then just say that it still feels very raw and could they just put your mum instead. I doubt they will but if they did realise it was 3yrs ago just say that you just didn't think about it. They won't want to lose a good tenant (and guarantor) over this.

I'm an EA and would be very sympathetic here. You've not missed your rent. It doesn't matter you forgot to update in the grand scheme of things.

If you've paid rent bang on for 7 years I wouldn't ask for another guarantor but if they do, your mum will be fine.

You just say that your guarantor’s circumstances have changed and he’s no longer in a position/ willing to be your guarantor. Offer them the alternative guarantor’s details. No lying necessary.

Call the estate agent. Say that your Dad was your guarantor and has died (saying when is not relevant). In light of your payment and rental history, do they still require a guarantor?

Hopefully, they will say no. If they say yes, say ok, I’ll send my mum’s details.

I would push back and point out that with a long history of payment you should not need a guarantor. It’s nice your mother is willing, but it’s a huge risk on her part so I would not ask her unless it truly can’t be avoided.

Just ph, say Guarantor has died (no need to explain when), ask is a guarantee absolutely inecessary as you have been a tenant for 7 yrs & rent paid on time. I wouldn't offer up your Mum as Guarantor without asking her first.

England? Don't worry, even if they decide to give notice you can be there two more years.

Btw deposits in England are legally restricted to 5 weeks now, hence the refund. Read your how to rent guide.

Nothing to worry about. Just tell them now he has died so won't be signing anything. If they absolutely still need a guarantor (I would push back on this) offer up a the new one.

Spoke to EA .
She was ok . New contract people as i thought .
Not looking good for me at the moment not having a guarantor..who earns on excess of 69K a year !
Creak and paddle comes to mind !
Contract finishes in 2 day !
I will update when i know more.
I think she said LL morgage provider have to agree ..something to do with the insurance.

Depends what the rent is. Usually the need to have an income of at least 3 x the annual rent or 33 x the monthly rent.

They told me to ring CAB .
LL has phoned me .He wants me to stay..no problrms with me etc..just the insurance company are being the problem .
