New extension layout ideas

I am debating on the blue circled area. It will work as a corridor to other rooms but it seems a bit of wasted space. This is my first extension, thus not too much experience. Would love to hear advice. Many thanks.

I am a bit confused the this layout.

No family bathroom?

Third bedroom rather small?

Two small rooms off kitchen not labelled? Not a utility room or larder as they are already shown on the plan

I guess you could put a sofa and tv in that space to use a sitting space in the kitchen - assuming that the extension is for the kitchen and the area off the reception room is for dining?

Third bedroom is indeed very small. Only for a single bed. We probably use it as an office/study.

That is the problem. Bedroom3 has to go through a few doors to use the bathroom. Unless I change the cloakroom into a toilet with a small basin. Not sure where to install the basin as it is very tight inside. It currently is a toilet without a basin.

I wouldn’t have a toilet without a basin, I’d rather not have a toilet there at all.
Does the group of very small rooms in the centre have to be there? Everything else looks like it’s fitting round it

Is this a better layout? Is it better to brick up the door from Bed 2&3 to the blue area (green rectangle area will be a bigger toilet with a basin)? The blue circled area will have one fewer door. This means I can put more furnitures/cabinets/cupboards there. The door from the kitchen to the new bedroom and new bathroom has to stay, I am afraid.

The only reason we want to have it as a pantry instead of a shower/bathroom is that it won’t have an exterior window. Therefore we decide to have a bathroom on the right hand side. Thank you for your ideas. Any idea is inspiring and worth considering. I feel like my brain is drained.

I think you need an architect or you risk ending up with a completely bonkers layout which will be virtually unsellable.
Could you post the current layout? That might help.

Absolutely. It is not hygienic to have a toilet without a basin. My house is built in 19060. The bathroom and toilet are separated.

If it will, by default, become a corridor to the other rooms, I’d actively make it a corridor to the other rooms with the position of the door being changed. You could make it a more productive space with cupboards on one side and that might also allow you to knock through from the cloakroom to create a sink in an alcove behind where the door swings at the moment (but swap the door to swing the other way if you do that).

We had an architect but not very good. After submission our planning permission, he just didn’t want anything to do with this project. I guess he made his money and moved onto new jobs.

No, we don’t try to save money on the steel. Do you think that it is better to make the kitchen diner a kind of rectangle and get rid of the pantry and cloakroom? The only problem is that we have the UFH manifold in the middle for the rooms that will not be affected by the extension. That manifold has to stay where it is.

It is actually worth considering get rid of the walk-in pantry and the cloakroom. Only keep the small cupboard for the UFH manifold. Another good idea. Thanks.

Mine the door from the 'corridor' room up higher so you can fit a corner sofa and have a tv opposite. Makes a snug

Taking the door out to extend the toilet would mean you don’t have a door from your hall into your back area. So you would need to go through your reception room which wouldn’t be great, 100% need one on the the left or the right. Do you need as much space in your garage? If not I would extend your utility space to give you storage for coats etc built in cupboards or something along those lines to make up for the cloakroom being removed. I’d Make your pantry smaller and the current cloakroom bigger to allow for a comfortable size for toilet and basin to service the two front bedrooms and if you can sacrifice more space I would allow a shower in here. It’s hard to tell with no dimensions but if it would give you a walk in size for the pantry still I would take it back to the line of the pantry door. Just look at good storage solutions to maximise the space

What's the kitchen layout?
Would you consider blocking the bedroom door into the hallway swapping the utility and new bathroom (Jack and Jill doors), that way there's no traipsing through the kitchen in a towel for any of the bedrooms if you're using the really small one as an office
