What to offer on house

What would the best offer to put forward on a house that is on offer in the region of 323k? Has already been reduced from 330k and has had a sale fall.through since Aug 2024.

First home and has lot of potential. No structure issues just decorating and new kitchen. It is a lovely house.

They are moving to the coast have been a chain but that wasn't successful as the sale fell.through. previously.

Yes. Part of a family where daughter looking after brother who has disability needs and has detoratiated and mum also they have already moved but daughter waiting for house sale.

I’d offer exactly how much I was willing to pay and make clear it’s my final offer. No game playing.

on. property is sold before christmas
and i haven’t found a property for myself

I definitely think you need to keep it over £300,000. That’s going to be a psychological barrier for them. And not dead on £300,000. If that’s their bottom line (it may not be, I’m just speculating), anything above that will feel less of a heart-sink for them.

If they have moved already, they clearly didn’t need to rely on the house sale to move. So it sounds like they’re not desperate to sell.
If I was the seller, a ‘cheeky lower offer’ would probably piss me off and I’d refuse to consider any other offers from someone who made it, for fear that they would try and drop the offer again nearer to exchange.
If you really love the house, it’s worth not playing games and risk losing it.

I'd go £315k - being FTB will make you more attractive than anyone in a chain. Do you know if there are other offers on the house? If yes, then go a bit higher. They won't squabble over £8k if they can avoid being in a chain I'm sure.

What are other similar houses going for in the area at the moment? That's what you judge it on, not just grabbing a random number from thin air. Are prices where you are looking falling or going up or static?

What it's worth to you in the current market for that type of property in that location and that condition.

You can't subcontract this sort of decision to social media.

If it was me I'd be taking off 10% and offering £290 be told to get stuffed and come back with £295 etc.

But then I'm not the one that wants the house!

A reasonable offer would be 300k the fact it's been reduced before is not your issue, the fact a sale fell though also not your issue and their onward move not something that you need to worry about.

If you can proceed quickly £300k expect them to come back with £310 or £315 and decide from there.

But their line will be £300k so aim for it.

£315k would be a good starting point and would sound like a serious offer. A low offer like £295 k would look like you are a time waster. Think what would you be happy to pay for it and knock a bit off that amount.
