Should we put a toilet in the loft conversion?

My DH (a builder) has created a small room in our loft, with building control approval. Our roof is an awkward shape so the new room is not large. We could squeeze in a toilet but it would be half under the eaves. It also means the bed would not be facing the window with its stunning view. We are tempted to leave out the toilet. We will have a 4 bedroom house with 2 toilets. I am desperate for opinions! Thanks.

mind you… you conclude that 2 toilets is “plenty” for a 4 bedroom property with no idea what the household comprises… 4 teens plus parents? i wouldn’t say “plenty”! 😆

No. But I do not understand the modern obsession with many small bathrooms and prefer 1/2 for up to 8 people fine.

You definitely need a toilet in the bedroom otherwise anyone sleeping there will have to go down and up.stairs in the middle of the night. We have 2 loft extension bedrooms and a shower room with a toilet in between them. I wouldn't have gone ahead with the loft extension without a toilet at least.

I think they have one toilet and the loft one will be the second.

We currently have two toilets so the loft would make a third. It will be the guest bedroom but I am also hoping that my teens might use it as a space to sit in with their mates. I feel that the room would be a more pleasant space without the bathroom but it seems when we sell it will put buyers off.

Is the plumbing good enough we had to have a macerator one and it was awful removed it in the end. Eldest son is up there he manages just fine coming down to the loo..

A small toilet would fit but the view from the sofa is the not very distant wall. I could buy a lovely picture, I guess!

I have ruled out a macerator toilet so there is only one place which it can go because of the plumbing.

We went for the bigger bedroom. Had no issues when we sold at all.

i wouldn’t squeeze one in.

I was going to say to put the toilet in...we've got the loft room and a tiny loo and sink. It's brilliant. Really convenient and gives 'proportion' to our house with the number of beds/baths.

BUT. then I saw the picture of your beautiful window and now I'm thinking what a shame it would be to break that up. It looks like a prize feature of the room.

Tough choice op!

As much as I love my friends/guests, they stay overnight relatively occasionally and I’d definitely prioritise the needs of the people actually living in the house above occasional guests needing to go one floor down to use the loo. Also not sure I could justify the extra costs for that purpose alone!

Making the room uncomfortably small to squash in a loo seems pointless to me. Esp if it’s an en suite. I hate en suites. A tiny room with a toilet through a sliding door… no thanks.

Keep the view. It’s stunning!
would it be possible to ready the area with capped off plumbing connections? You could then add one in the future if needed (or use connects as a selling point).

No to the loo, assuming the main bathroom is easily accessible at the bottom of the stairs. Our only bathroom is downstairs and it's no bother at all, even if you do have to get up in the night. Far better than having to listen to your partner using the loo in an ensuite in the night, putting the light on etc (I hate this in hotels), and if it is a teenage hangout they aren't going to want to use the loo with their friends all sitting right outside the door.

I never get up in the night, but when I'm a guest in someone's house, I don't wander about bra-less in my PJ's. When I wake in the morning, it can be a PITA having to get fully dressed, just to go downstairs to use the loo.

I have lived in houses with many, many bathrooms and now live in a cottage with just one, downstairs.

Assuming the stairs are easy to navigate and it’s just one story to the bathroom I don’t think this matters. Unless you have a guest staying weekly, in which case I’d say yes.

How likely are you to move? A toilet would probably be good for resale but not a deal breaker. As many people hate en suites as love them.

I've never stayed in the house of anyone who I'd be uncomfortable with seeing me briefly in my pyjamas. Maybe not lounge around in them all day but first thing in the morning no problem.
