Can anyone help me to visualise? We've just looked at a house and its one main living room is 24' long. Patio doors one end and window the other end. Horrible wall fire window end.
I'd take the fire out and have a proper fireplace possible with a gas fire log burner and mantle. How do you arrange furniture to accommodate large oak table and sideboard. Think I'd like one of these sofa units and separate chair.
Photos would be great or simply how you'd do the layout.

my neighbour had a room like this. I advised her to divide it with a stud wall. You had to walk through the existing door but we put the new door right next to it, so it wasn’t much of a disturbance. There was a window at each end so both rooms were okay for light.

it was cheap to do and not permanent if it had to come down. Much more convenient and easier to arrange the furniture in two square rooms.

The picture says Living/Dining room. Will you be using it as a dining room too or just as a living room? In both cases I would do as suggested above and put a screen or freestanding shelf unit to separate it into 2 areas, one smaller than the other, if it isn't being used for dining I'd make the smaller area into a reading/writing area with a comfortable armchair, bookshelves, nice bureau etc.

Attached is the floor plan.
I did wonder about putting another door in and a stud wall to divide it but didn't see how I could do it.
Also the walls are dead straight with no interesting features. I think the fireplace has been blocked up.
I really like the house, it has everything we want but this is putting me off.

Two of my previous flats have been similar to this. I put sofa/tv/arm chairs at one end (the end with the tv plug) and dining table/chairs at the other? Or if you don’t need a dining area, maybe a work from home space and ‘reading nook’?

I wouldn’t divide it up with a partition: it’s nice to have a big room with windows both ends.

I would put the dining table at the patio doors end and make the window end the sitting area. Sideboard would be best in the dining area if it will fit.

If you do want to divide up the space, use a sofa half way down the room, facing the window.

No advice about the fireplace except to say that I think in the next few years we’ll get legislation around log burners in urban areas because of the growing recognition of the pollution they cause, so just bear that in mind.

I hope the image I have added works! Just a quick plan as a suggestion. Next to the dining table is the sideboard. EIther side of the sofas are side tables with lamps possibly. Tv in the corner.

I would use rugs in each half of the room too.

I'd separate the sofa end from the dining end, but with something like a kallax unit which doesn't run the entire width of the room. It would give a feeling of separation but still the sense of space and light

There are so many ways to divide a room, your sideboard can even be a part of the design. I've seen amazing carpenter work to partially split a room. I've seen kallax style work well.

Don't put a wall divider in, it will make it feel smaller and cramped. My living room is like this. I have a living room section with an L shaped sofa facing the door and a rug. Behind the sofa is the dining area, with a dining table and chairs. The light from the window and doors make it feel spacious and the L shaped sofa defines the end of the living space and into the dining space. I love it.

I have a similar room and use a sofa across the middle to divide it up. But could do with better ideas.

@HeddaGarbled I was proposing to have a gas fired 'wood burner' so think there wouldn't be any issues. I wouldn't have a 'real' one.
Having had a room divider many many years ago it's put me off them for life.
I do love carpet but do you all think a wooden floor with 2 large rugs for each area is better and more defining?
Do they need to match?

I have similar sized kitchen/diner. Cupboards along one wall and half dining/half big island. I’d do that and turn the current kitchen into a living room.

You haven't said whether you need to have part of it as a dining space?

If so, I don't see what the issue is, really? The rough layout @schloss has suggested, with a dining area and a sitting/fireplace/TV watching area sounds fine.

Dining table where theirs is now, I'd consider if there's space for a round one, which is more communal if there's more than 4 dining together.

Their sitting room end - two individual modern armchairs sat with their backs to the dining area, then an L shape sofa along the other two sides of the "square".

Tall leafy plants, same heights, in both zones.

Lighting matching in both zones but on a switch which means each area can be lit differently.

Following as sounds a bit like my room and we're looking to change ours.
We've got a living end at the front ( wider with bay window) and a dining end at the back. We'll keep that, but want to replace the flooring and bring in more storage.
We want to take out the gas fire that looks like a log burner. It's quite old ( was in the house when we moved in 25 years ago) and the black flu dominates the room a bit. Doesnt help that it's on a diagonal angle, as the fire is at the living end but the chimney is central.
Not sure what to replace it with though. Maybe some sort of " media wall" shelving unit.

  1. Change flooring to wood so you can have a dining table at one end.
  1. Door isn't in a great place ATM as if you have guests you have to walk them past the stairs. You could put a new door into room and divide with a partition to create dining & sitting room but dining area isn't great for the kitchen plus you may not need an additional room.
  1. Most expensive option, as pp said. Move kitchen to end of lounge, it's next to bathroom so waste disposal/drains would be there. You would then have a useful sized kitchen diner & lounge.

If the budget allowed, and you were staying forever, I'd block off the front living room and turn that into bed3. Door into it from the bottom of stairs.

Knock the kitchen into old bed 3, add patio doors. Large kitchen/diner. Could also tweak the porch off it to fit a stacked washer and dryer.

Then the new larger room at the back of the old living/diner can have the new stove and be a lovely sitting room with garden access.
