If you rent what colour would you like the walls to be?

Our tenant is moving out soon and the paint needs redoing. It's currently all Gardenia, sort of a magnolia type colour. I'm thinking white but would that be too cold? Do you think all the rooms should be the same or is some kind of feature wall preferable? It's a 4 bed detached house, new build. Kitchen units are cream gloss. Thanks.

I wouldn’t mind. What I would like is permission to put up posters or pictures- with agreement to make good. I’m not sure if that is a thing or not. Otherwise maybe talk to the tenant when they are there about a pin board or similar if one room is for a child or becomes an office.

i rent and worry about damage so I’d prefer minimal - I just know I’d somehow manage to bang a feature wall moving furniture.

We don't mind if our tenants do this. We also allow pets. And I give them wine at Christmas.

Our walls are white, but with a very slight tint off off white so it isn't too harsh. I think it's one in the dulux light and space range, it looks lovely.

I would go for white over magnolia, magnolia looks so dated. I also wouldn't do any feature walls. I think it's better to have a blank canvas so tenants can make it to their taste with their furniture/curtainrs/accessories etc.

DuesToTheDirt · 04/07/2022 20:08

Not me but DD - she doesn't want white (boring) or grey (depressing).

HSKAT · 04/07/2022 20:11

I don't mind white walls as long as it's not bright white, so a soft off white.

Egyptian cotton is a nice neutral colour

LizziesTwin · 04/07/2022 20:11

One of my friends has several properties and she lets the new tenants choose, she reckons she’ll have to repaint when they move out & if they like the property they’ll stay longer.

lurchermummy · 04/07/2022 20:12

@LizziesTwin that's not a bad idea to be fair

If you have tenants lined up and are redecorating anyway, I'd be tempted to do similar to a previous poster and offer them a choice

BertieBotts · 04/07/2022 20:15

Letting them choose (within reason!) is a great idea. The problem with picking a colour or doing a feature wall etc is some people will love it and some will hate it, or it won't match their furniture. That's why neutral is preferable, because it's neutral. But it's a shame because neutral is also very boring.

rodham · 04/07/2022 20:16

White. We rented an all white house for years and it was only in the last couple that I started to feel bored by it. Loved it at first.

Definifely no to a feature wall!

Bagzzz · 04/07/2022 20:16

Only thing on that is if they pick a really dark colour maybe agree for part of the house - will need a lot of painting over.

MintJulia · 04/07/2022 20:22

Cheerful or at the very least, light and sunny. Not grey.

My kitchen has three white walls and the wall behind the kitchen cabinets is turquoise. Sunshine & skylights. 😊

teelizzy · 04/07/2022 20:26

Portland Stone Light from Little Greene (or match it from another paint range). It's a very light beige that shifts with the light, nicely neutral and not grey or bright white. Goes with pretty much any rug/sofa/bed linen combo you might want to bring in as a tenant.

mizzo · 04/07/2022 21:49

I agree with letting the tenants choose seeing as it's going to be their home.

LateAF · 06/07/2022 22:18

White goes with everything so a warmish white or grey beige (greige).

Hate yellow or magnolia or mid grey- it feels so dreary. Also don’t like any other colours such as light grey or blue as all my furnishings and furniture are warm toned beiges, greens and oranges.

So white is the least risky. Can go with both cool and warm tone decor.

Greengr · 06/07/2022 22:33

Dulux timeless, use the hard wearing one

SpaceJamtart · 06/07/2022 22:59

I lived briefly in an HMO where the landlord decided to "have fun with it" every room had a different (hideous) colour and the kitchen was a weird combination of all the paint colours.
My room was magnolia ish with meter wide lime green circles all over the walls, the lass next door had diagonal orange stripes, our bathroom was hot pink, the upstairs hallway was bright blue on the bottom half and red on the top half.
It was the ugliest place Ive ever lived, no e of the furniture matched the weird colour scheme.
Because of that I would stay away from picking any bold colours yourself, even though your taste is probably much nicer. Letting them pick is nice, or a slightly off white

caringcarer · 06/07/2022 23:01

I have 8 btl houses and all painted with Timeless pale white colour. Tenants can choose to change colour but in contract must restore to Timeless when they leave.

Pinklimey · 07/07/2022 00:26

Probably anything is better than the brown I got <helpful>

stillvicarinatutu · 07/07/2022 00:30

I'd go for an almond white .

I rent and it's a new build - all almond white . I've papered bedroom and lounge .

concernedguineapig · 07/07/2022 00:38

I'd say white in the hallway, kitchen and bathrooms and Egyptian cotton for living room and bedrooms. Break it up a bit but still bright and neutral

rocksonrocks · 07/07/2022 01:47

Griege is a lovely colour family, super neutral and workable and deffo a timeless trend.

rocksonrocks · 07/07/2022 01:48

Oh and no to white everywhere! We're in a new build that's yet to be painted (due to settling/snagging) and my god it's so cold and clinical! Can't wait to get the P&D guys in.

MaitlandGirl · 07/07/2022 02:26

I don’t really mind so long as the paint is hard wearing and not the ‘wash & wear’ type that wears off when you wash it!! and you leave a tub of paint for the tenant to do touch ups.

sashh · 07/07/2022 03:04

Anything that is not magnolia.

One place I rented had pale yellow walls which was not something I expected to like but was actually quite warm.

But then as I'm allowed to do what I want here I have a red bedroom, all four walls are red.
