Help needed to 'dress' my house

I've made the monumental decision to sell my house . I'm downsizing so that I no longer have to live with the hell that is living with lodgers.

But I need help to dress the house. The photos that the agent took look awful . I seem to be up against posh , shiney kitchens and blingy bedrooms.
I really need to sell quickly as my nerves can't take much more of sharing any more. Before anyone says , getting new or better lodgers isn't the answer as I would hate even the nicest of people living with me.

I think that given the fees they charge , the estate agents should advise the seller on how best to display their house .

It's a nice house! I think half the problem is the photos are at really odd angles, some of them.

Living room: everything off the coffee table, to be replaces by a low posy of bright flowers in a squat vase, or a stack of books, or both. A few things scattered about the surface looks odd. While you are at it, put the tv remote away before you take the photo.

I am almost inclined, with the lounge, to move the chair and coffee table well forward so it's in a prime tv watching position conversational group with the sofa, and then pull the dining table into the middle of that wall and dress it properly. You've got acres of space there, and your prospective buyers need to know they can eat in the living room, if they've a mind to, without being stuffed into that corner.

Bathroom: agree big mirror or big neutral pic above the radiator, plus something like a pile of folded towels on the shelf above the loo.

Good luck with the viewings and i hope your ability to take onboard everyones feedback pays dividends.

How up do you feel on sold prices in your area? No. 19 sold end of 2013 for £250k. It looks fairly similar but not end terrace.

Has the market moved that much in 20 months by you? (Its stagnated in that time where I am).

As someone who knows nothing about your specific location based on other sold prices in Perry Hill (i appreciate their are two distinct house styles) i'd value yours at £300k.

That kitchen looks better with better lights, looked dingy in the other photo. Why do estate agents do this? I always walk round and take my own, just to get a feel of different angles.

Although they look similar no 19 is a totally different style of house . They're going now for about £370,000 !

Wide angled lenses, I've viewed houses where in the pics they look a decent size but in real life they're quite small.
