Help needed to 'dress' my house

I've made the monumental decision to sell my house . I'm downsizing so that I no longer have to live with the hell that is living with lodgers.

But I need help to dress the house. The photos that the agent took look awful . I seem to be up against posh , shiney kitchens and blingy bedrooms.
I really need to sell quickly as my nerves can't take much more of sharing any more. Before anyone says , getting new or better lodgers isn't the answer as I would hate even the nicest of people living with me.

The pics have been taken using a funny (wide angled ?) lens so the furniture in the lounge isn't as spaces out as it looks.
I'll get a mirror for the downstairs loo

nothing really to add to the comments you already have, apart from you need to get a floor plan up there. It is really annoying when you are house hunting but there is no plan to give you an idea of the layout and flow of the house.

Some coloured flowers out the front would help brighten things up - those bright blue pots with some red flowers perhaps, would help lift it as it looks very plain. I have the same issue with my house!

I agree about the front looking plain . When I first saw it I thought it was really ugly , but bought it because it's a great location and the bedrooms are a good size . The floor plan is a good idea too. Most agents do one .

plain but spacious house fistbump inside ours is fab, roomy with plenty of potential and in a reasonable area. But bloody ugly.from outside. I almost refused to view it! I wanted a victorian terrace sniff

Uour home looks very nice for your family but here are a few ideas if I were preparing it to sell.....

Your eye is drawn to the picture shelves in lounge in first lounge pic. I'd remove all but one shelf on that back wall.

If I could, I'd move the dining table and chairs to a dining area or remove if you have somewhere else to eat?

I'd remove the picture of the hall way. It looks very narrow and doesn't really make me want to go and view it.

I'd add a picture on one wall on first bathroom picture. Something neutral or black or white.

Some curtains and bedding don't match. (Single room) and the rest of the bedrooms all look very dark because of bedding or furniture. It doesn't give a cohesive appearance. Neutral curtains and bedding if possible would create a calmer look.

I'd remove the back garden picture that faces house. Add a few more pots to decked area to add colour.

Then add more pots to front of house, by garage and under window.

I know that all sounds harsh but it wouldn't cost a lot and with a few changes, I reckon you'll have people round to look in no time.

We all get very used to living in our own homes with our own stuff but you have to pare back the stuff and make it look simple.

Forgot to add that if you could change/paint the kitchen cupboards, that would lighten and modernise the kitchen but if not it's fine.

Good luck with the sale OP. I would add a floor plan. In the living room, push the furthest settee forwards to create a cosy square shape seating area. Move the TV unit to the corner and angle it, so it open up the space on your cost seating area. Then pull your dining table to the centre, almost where your settee was, then you have a very defined space of living/diner. Add a table runner and some flowers.

In the kitchen, as suggested, paint your tiles, personally i think a cream as white can be a bit harsh against the pine. Then dress the window, with an afternoon tea cake stand (channel Kirsty and her kitsch effect) in the middle of the window sill, some voile around the top to break the lines of the window frame up. You can use two round curtain tie backs and screw them up at the top, to hold the voile up.

In the bedrooms. Turn the bed around so they can be accessed from both sides and try and get matching sheets and curtains, simple throws laid across the corner of the beds or runners along the bottom as a touch of decadence.

The first photo is very bland. I would be very uninspired by that. You can Zoom in much closer on the front like this. If you really want to showcase the parking then have a second photo showing cars parked but start with this.

I would experiment with slightly different angles and views on the front. I suspect that taken from further back but also zoomed in would give you a better perspective on the house and how it "works" with the little windows at the top of the roof.

It looks better on the google street view - what a nice street and it looks much tidier and more modern. Agree on paint garage if you can - not sure what colour - silvery grey, looks modern and on trend?

Honestly why estate agents are so universally inept at photography is a mystery.

My friend on the other hand bought a shed load of stuff from dunelm,had her photos done,then returned it ALL!!!
