Help please - blisters on soles of feet

I'd really like some advice about how I can stop this.

I walk a lot, I like walking, and I walk fast. I regularly walk home from work - about 8 miles through urban streets - all level, but hard underfoot.

About 2 times out of 3, I end up with blisters on the balls of my feet, on the pad below the toes.
Yesterday it happened again. I was wearing Skechers with a gel sole, well fitting, no slipping or sliding inside. I had on socks with a double layer. After about an hour, I could feel a large blister developing, and by the time I got home I could hardly walk on that foot.

It has happened with teva sandals, with other trainers, and with sturdier walking trainers. The teva sandals gave me a blister within 10 minutes, but obviously I wasn't wearing socks.
I never wear high heels, in case that's relevant, and I don't do anything to the skin on my feet except wash them, no pedicuring or rough skin removal. I don't have any particular bits of rough skin.

What can I do?

I've done a couple of long walks (40+ miles in a day type) and changing socks every 5-10 miles helped avoid blisters - maybe try that after 20 mins?
Also compeed anti chafe stick (or other lubricating type cream) and reapply when you change socks?

Zinc oxide tape - I have done 50-60k walks, strapped my feet with zinc oxide tape and wore ascics trainers, didn’t change socks or take them off, even got wet but no blisters at the end.

Would annoy me to have to strap them regularly though.

Thank you. I'll definitely try an anti chafe cream, and changing socks.

The zinc tape sounds good for the sides of the feet, but I can't imagine it being comfortable on the sole of my foot, I feel that the edges of the tape would rub, but I might give it a go.

Vaseline works well. I use this when I do long runs.

Try using walking socks. They tend to have extra padding in areas your feet are liable to rub.
