Pes anserine bursitis. Help!!

Back story. Late 50s, 7 stone overweight, had replacement knee for arthritis 10 months ago. All great with new knee. Followed advice given. Did all exercises, cut out processed foods and sugar from diet and have lost 2 stone so far. Joined gym and do aqua aerobics taking care to keep exercise low impact, focused on weights, rowing and bikes, so no running machines etc. Exceeded my 10,000 steps and 30 active minutes every day. Was feeling great mentally and physically till about 3 months ago when non operated knee began to hurt. After sitting, it was agony to put weight on it , taking about 10 steps to be able to walk on it. Worst of all, pain really kicked in if lying down so haven't slept more than 2 hours at a stretch since it happened. There's no swelling, heat or redness so physio stumped, said I had been overdoing it, that you can't go from totally sedentary to as active as I was so lay off the long walks and gym with aqua only once a week.Pain not much improved with this so went back to him after a month. Still no swelling etc so he suggested total rest, use stick, keep elevated, ice etc for 2 weeks. While the pain at night improved and was able to walk for longer, without the stick, there was no overall improvement so I went back to physio a couple of weeks ago. After some very deep and painful prodding, he thinks it is pes anserine bursitis and has told me to ditch stick, do some stretching and strength exercises and has referred me to physio dept of local hospital. I'm in worse agony now. Every step is painful, the exercises hurt like hell and I just can't see any improvement. My sleep is so disrupted now, I'm up and dressed by 5 as dozing is now a thing of the past because of the pain. Naproxen, cocodamol and Tramadol don't touch it.
I'm even doubting it is pes anserine as anything I read on the net says it's self limiting but it's been like this for nearly four months now.
Has anyone else gone through something similar?

Forgot to say, x ray showed there is no arthritis or other bone problems.

Have you had an MRI scan? I started doing C25K got to the end of the 2nd week,( really pleased with myself!) and then on the last run of the 2nd week the pain in my knee stopped me running. Did the whole rest, ice etc. But the pain got worse. I tried to carry on as I thought it was just a sprain or an old meniscus injury. I went to A&E where there was nothing on the x-ray but they thought maybe meniscus tear so referred to outpatient orthopaedics.
The Consultant was 99% sure it was anserine bursitis but still sent me for an MRI Scan.
3 weeks after the original injury the scan has shown a stress fracture of by tibia just below the bone.
If you've still been weight bearing on your knee, it could be a stress fracture that isn't being given a chance to heal.
Stress fractures don't necessarily show up on x-ray.
