Moving back to Dublin, talk to me about the house market

Early on in contemplating a move back to Ireland after 20+ years away and naively horrified at the price of houses! 😱

Has anyone bought a house in Dublin recently? What's it like?

There are lots of new houses and apartments being built in cherrywood beside the luas, its a bit soulless at present but that will improve in time. Aside from the luas its very close to the N11 and M50, and there is a huge green area behind the development, Tully Park. Assuming you have a car the Wicklow Hills are very accessible, as are the beaches at greystones and Killiney, and Dalkey, Shankhill and Dun Laoghaire are all a short drive away.

Cherrywood is the windiest spot on the face of the earth. It's very well situated for access into and out of the city though.

Just curious, as not Irish..why is Ireland so expensive for housing? It has a relatively small population? I get that Dublin is the capital but even so, the prices seem high everywhere.
I recently looked at going to Galway for a few days and even the accommodation there was too steep to justify the trip.

The population has risen from about 3.5 million in 1990 to over 5 million in 2026. That's a huge proportional rise.

Actually, from 1960 to today, the population has increased about 91%.

This is the house for your DH. Quirky, gorgeous view, in the hills (Dublin, but not a million miles from the Wicklow border), commutable to UCD, guaranteed to be a flipping nightmare when it snows. Grin

That house is on the road up to ticknock I pass it a lot it has been for sale a while. I thought it was two separate houses didn't realise they were connected. It is actually very close to Marlay Park and Ballinteer/ Dundrum/ Sandyford and good bus routes so not as remote as it may appear would be a great buy for someone who wants to be close to things but also live surrounded by sheep😂

Not to mention that the Celtic tiger boom burst after 2008and hit everything - there were not many house even none at all in some parts of the country built between 2010 to around 2018. We are playing catch up still from that
Now we have the issues with houses being built but the services not been able to catch up, Irish water have warned that north Dublin water which also covers some of Meath, that their services are at breaking pint and cant support the planned next three years house projections for that area. Its a struglle to get on a GPS list, childcare waiting lists very long, etc. Not to mention the congestion increase on the roads
