Early on in contemplating a move back to Ireland after 20+ years away and naively horrified at the price of houses! 😱

Has anyone bought a house in Dublin recently? What's it like?

We could swap so! Im half an hour from dub city centre myself but bought a long time ago. Your set up sounds amazing, not sure I would rush home to give up what you have being honest it sounds amazing.

It's a nice but small town, not a lot happens, not much culture. Not many facilities. Public transport is a joke. Three hours to nearest decent airport so travel abroad is a pain. And more and more, as I get older and as Brexit bites, it's not "home".

Other parts of the country are more affordable. What about Cork, Galway or one of the other cities?

Would you consider Waterford? Voted Ireland's best place to live. Plenty of roomy houses with gardens within a 15min cycle of the city. Beaches, mountains, good restaurants..
Plenty of people work remotely from Dublin there and drive up one day a week. Housing still pricey compared to what it was but maybe sounds more like where you are.

PS I agree, I wouldn't spend all my worldly goods on a house.
Another thought is - as I'm having similar- would you use your investment 150k and get a mortgage in somewhere more affordable in Dublin (I see a 2/3 bed option just outside Malahide), rent it and then trade up in a few more years when you're ready to move?

We are sinking in the mire at the moment.

We are bidding on houses and losing out by a good 20/30k. Some houses going 75k+ over asking. It’s obscene.

Were looking at Ratoath, Ashbourne and Navan even because it’s impossible unless you want to live in dodgy areas.

Sorry, I left out instead 2/3 bed outside Malahide for 250k or so. Postcode Malahide if important.

Thanks, I would look at other parts of the country and DH prefers rural. At the moment I work in higher education so theoretically jobs could come up at any HEI, although the likelihood is that they will be at UCD/TCD given my particular specialism.

Have a look on here at the prices. This thread reminded me we need to get a price of our properties here currently and update our LPT on revenue website so it is self assessment and needs to be done by start Nov so the prices will be fairly up to date on there.

Its an hour commute to dublin city from carlow. Plenty of places in dublin take longer to get to if you were going north to south on m50 you wouldnt do it in an hour. Carlow has decent housing, pubs, restraunts near bigger cites and good transport to dublin. Portlaoise , portarlington and navan be similar. It really depends if op will be living city centre and working or what level of commute suits

it's an hour commute no traffic. you leave at half 6 in the morning for Dublin you be lucky to get to citywest in one hour. traffic on m9 is heavy and crawling from nass on wards now.
pre covid my commute would be an hour 10 now its 2 hours minimum.
op what is bringing you to ireland? what is the reasons for this ? if buying in Dublin it will cost a fortune. you need to buy beside luas or dart for good public transport. there is only bus to airport no train. you will be entitled to some medical care but if over the threshold you pay to see a doctor and your prescriptions we dint have the NHS. majority pay for health insurance. the cost of living is unreal price of food gone up and majority of electric companies have increased their prices. there has been a lot of unrest in parts of Dublin recently.

The universities are expanding here, all the old ITs are universities now. But if you're a more traditional academic subject its Cork, Galway or the Dublin universities really. And Cork and Galway are as bad as Dublin for house prices and terrible commutes these days.
How about Belfast? Cheaper, has 2 universities and a short trot from Dublin.

I will come across as a total princess but I am having trouble imagining downsizing to a bog standard semi in an blah street in exchange for my entire worldly goods. I live in a big detached 4 bed, large garden, garage, home office in the garden, private lane, moments from a lovely town centre and award winning beaches. 15 minutes to work. Just a shame it’s in the UK!

If it was just me I’d be happy in a studio apartment in the best Dublin location I could afford, but DH has different views.

Honestly if you want the same as you have in a half decent area in Dublin you’re looking at €1m minimum

That's a lot to give up. Are you sure it would be worth it just to leave UK? Or, do you really need that much space, could you downsize to a really nice two bed?

No, Cork and Galway are cheaper than Dublin. Still expensive though. If your husband wants rural you’ll get better value there. Would wfh part-time be an option perhaps?

really ? I actually love cork. easy to get around fab bars and restaurants. plus easy drive to killarney or closer places like kinsale. I prefer it over Dublin. plus the airport less busy than Dublin and easy to get through

You'd be looking to spend well over a million for a similar 4 bed detached porperty in a good area in Dublin. My neighbours down the road 3 bed terrace plus attic just sold for 1 milltion, this is in Blackrock. We bought ours just udner 3 years ago and the house value has gone up by 200k already. Bidding is out of control, houses go for 100k over the asking.

IF UCD/TCD are going to be your future employers, stick to the southside. If TCD, be near the train line, UCD - N11 (quality bus corridor).

I'm wondering if Greystones might have the vibe you're looking for? Can have a bit of a rural feel to it?

Indeed, and as a teenager in late 80s / early 90s Cork, I found it dull, but then again I found most things dull! Nowadays, I aspire to a duller life 😀

(I did add a caveat that both Cork and I have changed... no offence meant!)

So I have applied for my first job "back home" in Dublin, at UCD. It's a long shot but the logistics of moving my whole life back to Ireland are beginning to dawn on me...

Initially, I was thinking of a crashpad in Dublin plus a house in the country but realistically, I don't think I want to live apart from DH and DDog during the week. So my criteria are:

As short a commute to work as possible - preferably less than one hour door-to-door
Peaceful location
Access to green spaces / the sea
A decent gym/health club / swimming pool nearby
Min 3 bedrooms, with parking and a decent, south / southwest facing garden, We don't mind a refurb project

All for under a million euros.

Am I dreaming?

@Paq a relative of DHs recently moved back from London and bought a 3 bed semi in Shankill for, we think €535,000, they were able to move straight in but will need to replace kitchen/bathroom. We were there last week and it's a fab spot, Dart and buses only minutes away and Luas about a 5min drive or 20 min walk. Beach down the road and a huge public park 10 mins walk.
It's in a small estate of about 25 houses so there are options out there

@Paq have you looked at Laytown/Bettystown areas? Under an hour to the city centre, near the sea, certainly under a million to buy a three bed house.

Also Drogheda/Duleek/Ashbourne areas would be cheaper with a short enough commute as in under an hour. Trim., Kells all eastern areas of Meath really would be cheaper.
