Moving to Dublin and wondered how difficult it is to get property in Dublin?(Aside from the expense)

Buy or rent?
Both very difficult anyway. Bidding wars on houses in nice areas, competing with cash buyers etc.

I own in a different county but but work in Blanchardstown. I've heard it's pretty difficult and expensive to get rentals at the moment.

Following... I am about to start commuting to Dublin for work and am thinking about buying a small studio flat to spend some part of the week in but the prices are 😱

Meath. Motor way to Blanchardtown on motorway is great Navan 30 mins Kells 45 mins. Hard to get property though.

The 109A goes from Dunshaughlin to the airport. I bought my house in Meath for 240 three years ago. It's far more affordable than Dublin.

Dublin prices are zero craic, absolutely desperate like. I am Meath and commute to Blanch and it is not too bad but I drive. Not sure about buses and things.

Ashbourne, Co Meath is on the 109 route to the airport also (approx 30 mins journey) and is just outside the Dublin border. There is also a bus that brings you to Dublin city centre in about 45 mins. Driving to Blanchardstown would take about half an hour during high traffic times.
House prices are skyrocketing at the moment though and flying off the market. We have a friend who sold their house recently and it went on the market for 425k and sold for 510k. Sold in just over a week too so I'd have all your ducks in a row and be ready to make an offer as soon as you see something you like.

What's your budget, if you're coming from London with London money you might be able to afford somewhere close to Dublin.

What side of Dublin do you need to be in. Like if you work near ucd then greystones would be lovely but if you work in north dublin that wouldn't work.

We are about to put our small house on the market and try and find a slightly bigger one. The prices are seriously nuts though. Like going sale agreed at €70k over asking for a perfectly normal 3 bed semi. We are in West Dublin.

One of the agents described the 3 bed market as frantic at the moment. We've gone with the cheapest agent and are resigned to the fact we may not get anything within our budget which is rather depressing.

I have also heard that there isn't as much demand for apartments at the moment. Everyone wants a house.

Would you forego a garden and go for a duplex? I have a small terrac3d hse in south dub and no chance of getting anything bigger and closer to dublin unless i think about a previously owned 3 bed duplex. Not many of them not.

@ManifestingWisdom No I don't think I would unless it came with a decent garden. We have two small children and I dont think I could cope without the outdoor space.

My teenagers never go in the garden so i feel like a balcony would do us! I cant move right now but in 2025 im moving to a duplex. If they havent shot up in price relative to the price of terraced houses. 🤞🤞🤞
