I don't know many people who can afford to buy in Dublin at the moment.

look at how spacious this is, so much bigger than my terraced house I like my area though, love it. would be sad to leave a thriving area with so much going on. Have no idea what citywest is like to live in, any idea?

We had a look at Citywest. My view is a lot of houses have been built there but without much else around it. No town/village centre that I could tell. It felt a bit soulless to me. I might have been looking in the wrong places though! It has the luas into the city which is pretty handy.

Could you look around areas where there might be a bit more going on? Lucan, Castleknock etc?

Yes the duplexes often are really spacious inside. We are in a small terrace too. I was dreaming of buying a 4 bed but having seen the way the market is going we won't be able to afford it in the areas we are looking. There isn't much on the market so tons of people turn up for each viewing.

Yeh that's what i feared. And i live near a real town and community.

Citywest has the luas but ive heard stories about addicts shooting up on the red line.
Are those snobby horror stories?

I dont want to leave where i am but for 320 i get a tiny terrace house in a 1980s housing estate. About 78sq ft. We are bursting out of this house.

Have you had your house valued recently? If you're in south Dub it could be worth more than €320k. When I was looking for a 2 bed back in 2016 they were going for over €400k and that wasn't anything like this crazy market now. But yes I can imaging with would be hard to leave your area, some of them are lovely.

I've only been on the luas once from citywest so I don't know about the addicts.

Our house is 68m2. I can't imagine sharing it with 2 teenagers! I feel like the walls are closing in on me with just DP WFH sometimes!

Feel grateful to have it though. Im glad I'm not a first time buyer now.

It's probably not what you want to do, but could you consider an attic conversion and get more room that way? We looked at it but the roof is a bit low.

I know what you mean, I feel bad that I'm not more grateful!!
I was so lucky to get this place and when I moved in as a single parent with two small kids, oh boy did I know it. But 8 years on, they are both bigger than me!

Swords would have a lot more vibrancy than citywest I'd imagine. I don't know anybody in either place. Somewhere to look in to.

I boring myself now but I won't get work done on this house, I don't think the plumbing in my house is up to another bathroom. Our water seems to flow away too slowly. I've had plumbers and drain specialists out to the house more than once and they declare it 'fine' after a bit of tinkering but I don't feel like i want to spend money making this house bigger. I feel like the plumbing dictates it doesn't get any bigger.

Also, I know they say moving costs 30k but that'd be every cent of my savings. So the idea of moving somewhere more spacious but cheaper appeals!
