Mortgage email sent to tenants rather than owners

Today I got an email from our estate agent.

In a nutshell

'Please contact your mortgage provider as there's a good chance you may not have to pay it for the next few months. Don't worry about rental payments, your tenants will still be required to pay rent as normal (cheeky faced emoji).

If you believe your tenants will require benefits to top up their income, let us know. We have a long waiting list of eligible tenants that will not be affected by the Coronavirus (another cheeky emoji).

The idiot that sent the email accidentally sent it to all tenants rather than landlords

I'm hoping somebody is going to tell me I'm being unreasonable.

We've had a hard few months. Luckily enough, DP can work from home with his new job, around the kids if necessary.

This isn't right though is it?

You don't have to sign up to another fixed period you know. Your tenancy can just become a statutory periodic tenancy. It'll take them six months to get you out. Use the current situation to say you're happy not to sign up for another fixed term. Btw it could take more than six months to find s d buy somewhere - were trying to remortgage and the bank has cancelled all mortgage related appointments, including valuations.

There are people on my street under the same landlord. Some of these people will have to hope that food banks can feed them of their children are taken out of school. For what it's worth, my landlord is brilliant when it comes to getting stuff fixed but it be never met them.

It's really scary times.

It's like the estate agents are working from home and throwing out random shitty emails between counting their loo rolls. Cunts.

You can get your landlord's contact details from the agents - you're entitled to them by law under the Landlord and Tenant Act.

A rolling (periodic) tenancy doesn't have a break clause. It has a one month notice period for the tenant and 2 months for the landlord.

as a LL if I were sent something like that I would be changing my agent
& I don't get it - mortgage companies are not that generous

The EA and LL have been nothing more than excellent in the past. That said, we've never been sent an email not for us.

Many mortgage companies have said they will offer mortgage holidays, mumwon. Of course you still have to pay the full amount by the end of your term, but it gives you breathing space.

Are you sure it's real? If my agent sent me that (I'm a landlord) they would not be my agents anymore. All the agents I know are very professional and certainly would not put emojis or claim that they have tenants 'unaffected by coronavirus'. How could they possibly claim that? Sounds like a wind-up.

That letter is beyond ridiculous. I’m a ll. I use decent agents and could never imagine getting this letter. It would be a sackable offence in my book... I would be making damn sure of that - as in the person or the agent would be sacked.

I thought I could only get a payment holiday on our main mortgage, which we may have to do if our tenants are unable to pay. I already gave dh a heads up that we may need to let people off paying some or all of the rent for a period of time. One of our tenants for example is a single mum with a young child. She split with her ex and rented one of our properties.

The person who wrote this email must be very stupid. They seem not to understand how mortgages work, and seem to expect their client will have a detailed knowledge of the tenant’s finances.

Very, very, very odd email. Perhaps forward to this persons boss. MAybe it was a joke? Can’t be real.
