Would you still view the house?

My house is up for sale and we have a reactive dog, its a collie, barks and bounces about in the window like a wild animal when people pass, would this stop you viewing a house?

Hell yes. When we were buying we went to view a house that ticked all our boxes and were quite excited about it. We were showed round by the agent but the owner was there and had 2 dogs that followed us constantly, barked at us and were always around our ankles. I couldn't concentrate at all and we left quite quickly. When the agent did a follow up call we told him why and he said he'd had the same complaints from several other viewers. The house took ages to sell,, it might have been coincidental, but it really put us off booking another viewing.

The dog won't be there during viewings and the estate agent will be doing the viewing so we can leave with him but I haven't had a single viewing and theres a family debate over wether the dog is the reason why so I wondered if you personally would still view the house if you drove by and saw the dog in the window

Jyst because a reactive dog is there at other times?? You'd have to be a complete loon not to view a house because if it. The sort of potential buyer that's better avoided anyway!

anyone even semi serious about buying the house would just check with the EA the the dog wouldn't be present.

If you want to put a luck to your listing I'm sure you'd get it's if replies with other suggestions!

  1. Check your photos are good .(That the first one is a good one of the front of the house)
  2. Declutter - even if it involves filling your car/ moving stuff around your house for the photos!!
  3. make sure it has as much kerb appeal as possible, even a couple of tubs with flowers in by the door helps

Are prospective viewers aware that you have a dog? That being the case the dog hair and dander would be a put off if they were allergic or sensitive. Just a suggestion…… not meaning to be negative

Really? Over 40% of UK households now have a dog so if you'd be massively limiting your market.

Most dog owners are responsible and their dogs don't pee in the house, so it wouldn't take long at all to get rid of the house.

A house with smokers on the other hand... now THAT is a challenge getting rid of the stench.

@JollyGreenLemur your voting will be skewed because you have written your OP to read as if the dog will be barking like crazy when the viewer turn up. As the dog won't be there at viewings then that's a bit different!

I'm sure most owners don't let their dog pee indoors, but it's the general smell of dogs, they poop then sit on the carpets, furniture who to say their backsides aren't messy? All sorts of reasons for the dog smell Same with elderly humans smelling of nonenal , can't be helped it's an age thing and nothing to do with hygiene. It takes ages to get rid off out of a property.

Yep the only thing that got rid of the smell in our home was replastering!! Turned out the dogs had been peeing up the walls.

I would turn down a viewing if there was any evidence of dog. I appreciate you can’t always tell, but when we were looking, if I saw a dog bed or dog paraphernalia I turned down the house. No thanks. I accept that this is an extreme perspective of course.

If that kind of behaviour hasn’t been managed it makes me wonder how things are inside the house. If I were walking up to the house and the dog reacted like that, I wouldn’t come in, so yes, it would put me off. I’ve also bought a house before from previous dog owners and it took AGES to get rid of the smell.

Honestly if I had to pick between two houses the same size I liked at the same price I’d avoid the one with the dog.

The smell clings. Say your dog doesn’t smell or whatever but they do they all do. Same as cats you can always tell and it can take an age to get the smell actually gone and then you turn the heating on and go oh shit there it is again and have to remove the radiators to fully clean behind and in those gappy bits in them where fluff fur dander is still hanging around.

Not bitter at all 😅

is the dog getting enough walks / runs and stimulation? They’re really intelligent and need jobs, our Samoyed is similar, she’s a utility dog, so she has loads of walks, mostly off lead, runs regularly with DH and the cats keep her brain active lol but she can still be bananas too lol 😂

I would most definitely expect your dog to be absent from the property during viewings. House AND garden.

Also, dogs smell. A jumpy, barky animal says to me "poorly trained" and I'd be thinking about removing not only the smell, but all the other damage it had caused in the property.

The smell of dog would be off putting during the viewing but it wouldn't put me off viewing at all.

(Yes, they ALL smell, and the houses and cars they go in).

I wouldn't be put off by a dog so long as it wasn't there during the viewing and there was no smell.

He does but he has a thing for wheelie bins so hes bad on bin day and hes great if im not in the house (I have a camera to check on him) but if im in he seems to hang about in the window barking and kicking off at anyone or anything that walks by and im in all the time at the minute as im on maternity, hes not as bad if my partner is in

I have viewed hundreds of houses over the past thirty years. More than a few times, I have viewed a house that has dog shit all over the garden in the back, and I've stepped in some twice.

I no longer view houses that show from the photographs that the owners have a dog, so I don't even get to the viewing stage. Dog beds, pictures of their dog, statues out front or in the back garden of dogs, just nope. There are lots more houses out there.

So if you have evidence showing in your online photographs that you have a dog, it may be putting off some potential viewers. They won't even get to the stage of walking past your house to see a reactive dog inside.

It would put me off if I was looking at the house next door to you! But assuming the dog doesn't come as part of the sale, I can't imagine why it would deter potential viewers.

i don’t know why it would put someone off. If your neighbour had a barky dog then that would put me off but you’re moving, with the dog.

I've always followed the rule of 'depersonalise' as much as possible to people can imagine it's their house already. I remove family photos and as much personal paraphernalia as possible, and I would definitely, 100%, always make sure none of the residents are in - whether human or four legged!

I'd certainly not view it. If the owners CBA to train a wild animal, what else can't they be bothered to do ? Routine maintenance ? Carpet cleaning to get rid of smell etc ?

TBH I wouldn't view it, but I'm sure plenty of people would. I should think it would be a massive pain for the dog to have to be out for every viewing.

I'm afraid it would concern me, if I drove past several times and the dog was always going crazy in the window...it may be unreasonable but I'd wonder what state the house was in.

I have friends with dogs AND immaculate houses, but having just bought and sold properties, I know that the process is not always rational...and having a dog barking and kicking off on a regular basis would knock some of the shine off even the most desirable place.

Is there a way he can be contained in a part of the house where his antics can't be seen or heard from the road?
