to think £1700 for house insurance is ridiculous

3 bed thatched property with a wood burner but, even so, £1700 is outrageous and that’s the lowest we can find

If the property is thatched, is it quite old/period property? Wood beams etc?

The fire risks are high and reconstruct costs are huge. Its not really surprising.

SlimShandy · 27/05/2026 20:54

Thatched and a wood burner?

What could possibly go wrong?

Octavia64 · 27/05/2026 20:54

Do you have expensive contents?

SeaShellsSanctuary1 · 27/05/2026 21:00

No it's not ridiculous, it is statistically a very high risk and that's how insurance works. It's probably only 2-3 times the average.

You havent given any indication of insured value

Use that multiplier on cars and people wouldn't bat an eyelid if purchasing an increased risk car.

No, it is the woodburner that’s the issue

Do your diamond shoes pinch too?

Nosleepagain34 · 27/05/2026 21:02

Get rid of the wood burner and get a decent electric stove such as the everhot instead?
I have high insurance costs but it’s because I have a lot of outbuildings, like 6 houses worth.

It’s a 3 bed house of only about 1600 sq. feet so nothing special

🙄 really?!

pteromum · 27/05/2026 21:05

Do you need it? I’m surprised it got planning, and everyone here has stoves. Except the two thatched houses.

Goatsarebest · 27/05/2026 21:05

2300 for us next month with two wood burners and outbuildings. They don't like wood burners for fire risk and outbuildings get damaged by storms. At least we are on top of a hill with no flood risk or we could add another 400. It's the risk and rebuild costs that's costing you.

I happily would but my DP loves the woodburner
We have lots of outbuildings with expensive equipment in them but I haven’t even bothered to insure those as the standard insurance is high enough

It was there when we moved in.

Sorry you are suffering with this too

And, yes, goats are definitely best 😃

Is it listed?

when we were in a listed building there were companies that were specialist insurers for listed buildings, i can’t remember the name as it’s been more than 8 years but it was through the listed buikding society or something like that might he worth a google.
Also try Adrian flux they insure weird and wonderful things

OhGoshNotAgain · 27/05/2026 21:10

It’s a tiny amount compared to what your reconstruction costs would be, and you have two significant risk factors which mean your premiums will always be higher than average. If you have thatch you must have budgeted for the patching and re thatching costs over time; think of this as part of the same pot and as a way to safeguard your investment in your home.

Likely to be Hiscox.

Goatsarebest · 27/05/2026 21:12

If you love the burner, like we do, you have to just suck up the cost. Don't under insure or not be honest to save some cash. Insurance is for peace of mind and to ensure major unforeseen events don't become catastrophic financial events. It's not worth it if they find a reason not to pay.

Goatsarebest · 27/05/2026 21:20

Ours offered to soften the blow by monthly payments of which we will pay 186.63 credit and admin cost for the privilege. Another case of the less money you have the more expensive everything is. Fortunately we don't need to do this, but plenty would have to. Those that can least afford to do it, as per usual.

VickyEadie · 27/05/2026 21:20

Google Grand Designs Series 7 episode 2 for a salutary lesson in what it can cost if your thatched cottage catches fire...

FudgeFudy · 27/05/2026 21:21

For the life of me I cannot think of any reason why a thatched house in which fires are likely to be regularly lit would be expensive to insure. It must just be those robbing bastard insurance companies again.

whattheysay · 27/05/2026 21:22

Our house is less than 100m from a river insurance is extortionate and there’s only a handful of insurers to choose from who will insure the flood risk (even though it has never flooded and the house is built higher than ground level so highly unlikely the house would flood)

A thatch near us burnt down twice recently! We don't have thatch but have a multi fuel stove and our insurance is nothing like that. Google says thatches can cost up to 3 times more to insure.
